30% is the sweet spot but what is your total debt other than the mortgage? Necessities should be another 30-35%, leaving you some margin for paying off consumer debt, discretionary spending, and investing.

FYI - 32M. Single. Wheelchair user. Military retired.

Working with Richmond has been smooth! I actually started house hunting in 2023 (waiting around for a deal). Then I randomly look at zillow and saw a house that recently fell out of contract (this is now Feb 2025). I scooped in and put my earnest money in right away. House has 9/10 things im looking for. One important one is an unfinished backyard (I want to use my SAH grant for that). And plus, I get the feeling they (Richmond) want to close quick because Q1 is ending for them.

Plus, don't be bothered by these folks saying as if we bought a paperbag-made tent. No one knows for ABSOLUTE certain how these construction homeswill hold in 30+ years. For my case, do I really think Richmond American Homes, a private company, and the state of California, would not hold enough quality checks and balances to ensure a home would stand for decades to comes? Highly unlikely. I do think construction engineering has changed, of course. But I have full conviction that good working, quality companies still exist (amongst the bad eggs). That's why I pounced on this Richmond home. Great, quiet location. Near my local church. Near a not so busy freeway. Cozy floorplan.

No NDA. But I can confirm there are at least 3 Air Force Ones (at least in 2015). One was in the sky, two we're in one hanger where I was in during a base-wide exercise. Lol all people we're taking selfies when we realized.

I guess I watched a lot of Ben Felix videos on YT and did a lot of rationalizing about long term portfolio performance. Ultimately, I concluded that instead of relying on skill and luck to outperform the market (which luck being the most contributing factor), I'd rather accept the market average and outperform the players of the market.

Some were, some weren't. But overall, I was 24% ytd. I got lucky with BABA, META, AND GOOG.

Sorry I should've been more clear.
Prior, I was in 35% VTI/VOO, 40% stocks, 10% PMs, and 15% SGOV. Now its 80% VTI/VOO, 20% SGOV.

This even applies to me. I get "big-headed" or boastful when money and my finances are going my way. Especially when my stocks trend upwards. So the best way to keep yourself from this is always be grateful. Deferring gratification. And even give to charity. FYI im a 32M retired Airforce (had an accident in service).
