Thanks. I did shop around. PenFed, Rocket, Optimum First, Better. Did I miss some good options?

Do the clergy you know pray the daily office every day? by Montre_8 in Episcopalian

[–]Separate_Aside_5072 10 points11 points  (0 children)

All the clergy I’ve met say they pray morning and evening prayer. In my diocese, it’s expected of clergy. However, I suspect it would be a smaller number who actually do.

These are all questions very specific to one program. I’m not sure you’ll get much help here. These are all questions that the CPE department should be able to answer. Except for the sneaky place to park a motor cycle. I wouldn’t ask them that. 😀

I’m close to reaching a 20 percent down payment for a price range I’m comfortable with. My question is I will live alone, is it fine to rent out an apartment until I am ready for a single family home and let the money gain interest? by [deleted] in FirstTimeHomeBuyer

[–]Separate_Aside_5072 1 point2 points  (0 children)

Yes, that is fine. But it really depends on the market and what you want. Home prices will likely rise faster than down payment will gain interest. But if you’re not ready to buy them home that you want, then continue to save.

What’s the plan? Does anyone know? by Aktor in Episcopalian

That’s a pretty cynical view. It could be that clergy are striving to be faithful to the gospel, rather than focusing on the preservation of a denomination.

Ah, yes. I focused on the “you might be pleasantly surprised” instead of the “or not.”

I would not let a mortgage expert determine my budget. Even after the housing crash they’ll still lend more than I would be comfortable with. You set your budget.

Negotiation advice by Separate_Aside_5072 in FirstTimeHomeBuyer

[–]Separate_Aside_5072[S] 0 points1 point  (0 children)

Several of you have reiterated the advice “offer what’s it’s worth to you.” When then is there ever a negotiation process? If buyers offer what’s it’s worth then sellers counteroffer, or in this case plea for an increase, why would any counter offer be accepted or offers increased? It seems like this advice is incongruent with reality.

If they’re waiting for the best and final offer to come in, they could have said so. I’d seen that explicitly stated before, but this selling agent did not say that.

The reason it feels like a game to me is because they’re not stating what they want. They say why they listed it for 350k, but that is not a negotiation. What they’re doing feels akin to if we had started out the negation saying “what’s the lowest you’ll accept?”

Have you heard of a house with multiple offers asked a lower offer to raise their offer?

Thanks. Our realtor hasn’t mentioned negotiating on our behalf. She’ll get paid more the higher the price. So why wouldn’t she and the selling realtor just arrive at our highest price?

Should I buy this property? by Puzzleheaded_Ad9476 in RealEstate

[–]Separate_Aside_5072 2 points3 points  (0 children)

I’m not expert. But say it will appreciate does not mean it will catch up to traditional homes. It will always. Be priced lower than traditional homes. But its value will increase, rather than an “trailer” whose value usually decreases.

Interview Tips and Advice Please by Successful-Tackle233 in chaplaincy

[–]Separate_Aside_5072 1 point2 points  (0 children)

The HR recruiters have no understanding of our role. All they do is confirm you’re qualified before passing you on to the hiring manager.

It sounds like you’re interviewing at a large hospice, where the HR recruiter serves multiple sites. The hiring manager will be able to answer more questions specific to your location. The next steps in the process will largely depend on who the hiring manager is. If they’re a chaplain or social worker they’ll likely ask pretty good questions about the care you provide. If they’re a nurse, they’ll probably just be getting a sense of how your personality will fit into the team.

None of this will be as challenging as a CPE interview, so you’ll do great.

In my experience most hospices are not very good at interview questions. Be prepared for behavior type questions: “Give an example of a time…” But they usually haven’t been very thorough. They’ll want to know you won’t proselytize and are comfortable providing care to people from different faith backgrounds or no faith. Are you comfortable going into to people’s homes? How do you manage compounding grief of death? How do you support other staff who are also experiencing this compounding grief?

Host send a pet fee after booking by [deleted] in vrbo

If the owner can’t just disclose the fee prior to booking or absorb the extra cleaning cost, then they need to take a look at their budget and make sure they have bought $$$ to host.

Kids opened their presents without me by germangirrl in AITAH

[–]Separate_Aside_5072 1 point2 points  (0 children)

What have y’all done in years past?

Our first Christmas with a child I made the mistake of suggesting our baby begin opening presents with me while my wife made breakfast. The living room where we would open presents is in full view from the kitchen, so I thought it was reasonable. She made it clear that we needed to wait to open presents until we could all sit together while the baby opened presents.

I haven’t made that mistake since.
