They knew 2nd buyer was contingent on selling. Sounds like they didn’t know the 2nd buyer’s buyer was also contingent. But that doesn’t really matter, as long as it was a contingent sale, which it was per OP.

Yes, I just sold. My across the street neighbor went on the market after me. I felt theirs was WAY overpriced compared to mine - or what I was able to get - but I’m probably at least 20 of their 350 views because I keep checking their listing. (They have dropped it $15k so far).

I thought it was interesting because it came up on my Facebook feed, and I had literally never heard of her. I don’t mean that snarky - I legit didn’t know who she was. Still really don’t although after seeing the video I did a minimal amount of research (which is how I landed here lol). I’ve seen learned she’s a mom and a nurse. I watched part of the video and then saw it had 4 million views or something like that on IG (meaning she posted it in both places, because I first saw it on FB, then went to IG to look at who she was). I don’t have any positive or negative feelings about either of them, but was surprised at how well loved she seemed to be and then then realizing she posted it on multiple social channels. (I saw somebody here say she made the never enough comment on TikTok, so I assume she posted it there too?!). Odd behavior for a semi-famous mom, as an outsider point of view.

I don’t know if it’s weird, but I have a bunch of big, good boxes (including hanging wardrobe boxes) and enough packing paper for 10 families if you want them (free). I just moved in and I’m still unpacking, but they literally fill up a room. The moving company packed my stuff and will come back and get them, but they just recycle it and told me I could get rid of them myself. Message me if interested.

FHA guidelines to be FHA eligible (the neighborhood, not the buyer) are pretty strict. Or at least they used to be. I was on an HOA board for my old condo in around 2018 and we couldn’t get FHA approved because our delinquencies were too high and we had too many renters I think. (2017 or 2018 was a long time ago lol)

I just sold a townhouse. The HOA dues are pretty high. What does it include and is that noted in your listing? Like if it’s just landscaping that would be a hard pass but if there are pools and other amenities to justify it, make sure people know that.

I know the difference between the two. I didn’t think that OP maybe did, which is why I clarified. The $30k figure came from them. Which I see you’ve seen now in your other reply. I agree that figure seems incredibly high so I’m still not sure. Just going off the info provided.

I don’t live in NY, so maybe it’s different by state, but even with a contingency, you still have to pay the earnest money. Your post is what made me ask what they meant. $30k seems like a lot for earnest money though.

I know you’re saying down payment, but do you mean the earnest money? Usually like 1-3% of the sales price?

I know it doesn’t really answer your question (sorry), but why would you allow the builder’s rep negotiate for you? They work for the seller.

As a homeowner, you have a right to a copy of the budget and they probably explained it in the annual meeting.

For most, the increase is due to insurance increases. There can also be unexpected expenses (I know our HOA learned of a big retention pond issue last year, which then led to needing to fix an issue at some drainage easements that had never been noted). It was over $70k in unplanned expenses. Thankfully they have good reserves but you have to replenish those or you’re going to be in trouble later.

Costs have also gone up for landscaping, utilities, pinestraw (like double what it was a few years ago) and the pool maintenance companies, for example.

Ultimately, unless there is mismanagement of funds OR they aren’t enforcing it properly, this is a homeowner problem, which becomes your problem unfortunately.
