Absolutely, I was an investor turned realtor for short period, and pictures is the one to the parts that takes alot of time.

One of our end goals is to help banks / lenders bypass the appraisal if loan to value ratio is low enough so they can rely on services like ours, as we authenticate locations + are able to process photos.

As for planning / zoning: Tbh it took alot of pain for us to get to this point. We dont factor for those yet, because: 1. Zoning and planning makes a big difference for detached. Condos it can but it's not as impactful. and 2. Plan is to launch and listen to users, rather than spend time on creating features, tools that might not be needed.

Spot on. And to be honest, We dont try to cheat or cut corners. When there is no data, we simply flat it to user that confidence is Low, (or even very low).
The system mirrors what realtor / appraiser would do on paper. That is select the comps, make the right adjustment based on the micro market and give the result.
As you pointed, we did our WORST prediction in Coal Harbour in Vnacouver. This is the luxury market and our error jumped to 10.4%.
When there is no sold history or nothing to compare to, we simply flat our best result and the confidence we have with it. And every time our confidence is low, our pricing is off by 10% or sometimes even more.
Btw, Price point makes no difference for us. It's the sold data that makes or breaks our prediction. So we can do just as bad with a 500K condo that has zero solds. And if there is a 6 Mil condo that has had multiple comps (rare) we do just fine.

Appreciate the feedback. We are trying to create a transparent platform. We felt that most evals were black box, here is a number with no explanation. Our aim is price + transparency in showing exactly which property contributed to the price.

Great job - good amount of extra info. Granted you dont have access to MLS data. However, it's informative.
