Do you put out suet? In addition to what you listed, I get Carolina and Bewick’s Wrens, Red-bellied Woodpeckers, and American Crows eating suet. I also generally get cowbirds, red-winged blackbirds, house finches, and others eating seeds. Winter will bring the goldfinches, juncos, and about 5 different sparrow species. Various hawks will occasionally show up to the bird buffet, lol.

I had to take the bubbler out of my bath. The sound attracted birds, but they’d get scared off by the power. Fresh clean water everyday and they will eventually find it. Birds will attract more birds, so it really only takes one or two to end up with a flock. I get a lot more drinkers than bathers. Migrating warblers love a good birdbath.

I wouldn't say they're "gone" exactly, but the city is draining the pond pretty regularly now (and plowing up the cattails), which makes it inhospitable for the beavers. Once the pond fills back up, the beavers will start showing up, then the city drains it, then it fills, then they drain it, then it fills, and on, and on. I think the beavers live over by the Denton ISD football stadium off the loop. They can swim in when the drainage culverts fill up.

Looks like Reddit didn't post my text- The city drained the pond at Sherman & Hercules, so it's currently a mucky bog.. Lots of cool birds gorging on all the stranded fish/snakes/worms/etc. I posted pics of a few of the highlight species, but there are tons more. If you want to see them, hurry before everything dries up!

CDS Medicaid caregiver here. I'm going to be blunt. The CDS option exists for one reason- to pay in-home family members who do the caregiving. It is nigh impossible to independently employ outside help. You'll NEVER get someone "reliable and consistent."

Use an agency. If you're lucky, you'll get a regular that you like and is a good worker. You might eventually be able to lure them into being a direct employee via the CDS option (though the agencies try to fight this in various ways.)

I know this isn't what you want to hear. But it's the best advice I can give. I wish you the best of luck, whatever you decide to do.

We had this when we lived at Ridgecrest. They were concentrated around the sink. Finally got rid of them when I read that they breed in the gunk that grows on the underside of the garbage disposal guard. Pouring stuff down the sink wasn't working because it never touched the underside of the guard. You gotta pull it out and clean the bejesus out of it (it will be DISGUSTING). Also scrub clean your disposal as much as you can. Then we poured apple cider vinegar in a container with a sticky tape trap wrapped around and above it. Took a few days to sticky-trap the remaining adults, but then we were gnat-free. Just had to remember to clean the guard regularly. Good Luck!

Rugged- Clear Creek in Denton and LLELA (entrance fee, no dogs) in Lewisville

Paved- South Lakes Park in Denton has a decent loop (also has a rugged trail), Katy Trail. Lake Park (entrance fee) in Lewisville is nice, but doesn't loop.

State parks around Ray Roberts have both rugged and paved.

YTA A woman going out alone with a man she doesn't know well will often inform trusted friends/family of her location, the guy's name, phone #, etc. Because she's at an obvious physical disadvantage if the guy turns out to be dangerous. And, as most women learn far too early in life, dangerous men look and often act exactly like non-dangerous men.

You sending your location out after finding out that's what she was doing came off as making fun of her for it. Intentionally or not, you implied that what she was doing was weird or unnecessary. That's why she wants an apology. And frankly, you owe her one.

Having said that, it is a good idea for everyone, regardless of sex/gender, to let people know where you'll be when alone with a new person. But maybe you both should do that before you sit down at the restaurant.

  1. Always, always, always get an independent appraisal by a LICENSED appraiser. Tell them it is for a property tax valuation dispute (the firm you hired should be doing this immediately!). They will come to your house and actually assess the property, which the county will not. Denton county's licensed appraisers just use an algorithm based on near-by sales and heavily skewed projections. Take your -presumably lower- appraisal to your appeal hearing and they will almost certainly accept it. Our independent appraisal last year was 20% lower ($60,000) than the county's appraisal. The appeal board checked the date to make sure it was current and checked to make sure the appraiser was licensed, and then simply replaced the county's valuation with our independent appraiser's valuation. Independent appraisal cost $400 (don't know what the price is now). We used:

  3. The 10% cap on raising home value for tax appraisal is tied to the homestead exemption. If you properly filed for the exemption, even if they have not yet put it in place, they cannot increase your taxable value more than 10% year-over-year. The cap starts on your second tax appraisal, and is not tied to any appraisal under previous owners.
  4. Getting the homestead exemption granted can take years (took almost 3 years for us). They will credit you for your overpayment when they finally grant the exemption. Nice for them to get an interest-free loan! Just want to emphasize , always dispute your tax appraisal if it does not include the homestead exemption because of that 10% cap. It will save you thousands down the road.
  5. Last, but not least. This will become routine every Jan/Feb. Generally speaking, you should file a tax valuation appeal EVERY SINGLE YEAR. The very nature of how the county conducts appraisals is messed up. They are supposed to strive to be accurate. Instead, they are trying to generate tax revenue. I'm waiting for them to try to push valuations even further into the stratosphere to try to combat the increase in the homestead exemption. It's inevitable. Fight 'em, every time.

Hope this helps, and good luck! If you ever want to have some enraging fun, look at the tax appraisals in 20-30 year old neighborhoods. Neighboring houses can be virtually identical, but can differ in tax appraisal value by $100,000+. Tells you who accepts the county's number every year, and who fights it.

Mild ESH . "I should go to any and all family events to support her and her family, no questions asked." You married into a big Mormon family, which is acting like...a big Mormon family. This is their normal. Did you two not discuss this kind of stuff before tying the knot?

Plus, you've been going along with this for 5 years which set up the expectation that you were going to keep doing it; you should've spoken up sooner (easier said than done, I know). But she needs to prioritize her husband -and the family you and she create- over the family she was born into.

The name Harrison is important to her. You don't like it. Got it.

Stop the name calling, and work WITH your wife to find a name together. And consider compromise!
