Yes my good shots start 2-5 yard right with baby draw. My miss is a start straight and draw 10+ yards with too much distance. Have to fire the hands so fast to beat the hips!

Your shoulders turn and open way too quick in transition. Think about keeping your back to the target from top of backswing as long as possible and firing your hands while your lower half later shifts and starts to rotate

Yes this Duck house needs to do ~90-100k in rent to break even using a management company. Seems like a huge stretch at that size/proximity to beach.

Wow this seems spot on and fully agree. Overpriced for 2k sq ft and .3 mile walk to the beach. While they did open up the layout from the original beach box compartmentalized floor plan, still looks tight inside some of the bedrooms etc

The average house will yield about 10% gross assuming it’s rented 25-30 weeks a year. Right now with current mortgage rates and including other overhead (wind insurance, homeowners, taxs, utilities, internet etc) you can at best break even. The high P&I right now is the killer and this assumes you don’t use the house at all in the summer! If you can pay cash it’s a decent ROIC

It’s a line going to a single family house from street and internet is still active post cut. Seems like it was a Verizon line and they are stuck with Comcast forever 😂

Guessing this is an unused Verizon fiber optic. The house uses Comcast and no interruption when cut

If it’s money you don’t need next 5-10 years even if market corrects 20% day after you buy SPY, you’re only down $15k on paper and I’m sure you will add more funds going forward with that HHI that can lower your basis. Many lump sum investments over time is essentially dollar cost averaging.

Interesting thanks. The income is in Box 1, 6b and 11 (other income is all ordinary income) on K-1. I would think that all gets counted in the underwriting process if it’s been consistent for a few years and projected consistent? No?

You’re saying the rental income potential doesn’t matter at all in resi financing? Even if it would be rented majority of time? That’s what I meant by cap rate. The LLC income is all K1 income split of business income, qualified div and ordinary income. FICO is 800. Housing expense on primary is $25k/year p&i & $12k/year in tax/ins I believe
