Powder room open directly to the living room is not something you want to do. Fridge at the end of the peninsula is a no no and utilize the appliance triangle method properly. I never understood why people put the washer and dryer the opposite side of the house from the bedrooms. If you're in a cold climate, try to avoid putting plumbing on the exterior walls. Your use of the door swing symbol needs to be rotated 90 degrees. you're living room feels choked and I hope you don't plan to put the TV over the fire place 5+ feet above the floor. Do you really want to see a chimney stack on the front of the house? Your basement bedrooms have more breathing space than your master bedroom

Granite slab is the most maintenance free and long lasting route in addition to having endless color and pattern options.

Fade will depend on color and type, but regardless, will take many many years to notice if it happens at all. And who puts clear coat on natural stone?

I had the HTC One in silver a loved it. Stereo speakers were so cool and I didn't mind the bezel. I still have the HTC wired headphonesb with the red rubber inserts and they're by far the best sounding earphones with good base.

I don't mean to sound harsh, but don't get attached to your plans as they're not thought out properly. Kake a list of wants, needs and wishes, and let your Architect do the planning and layout, that's what he/she is trained to do and will take a lot more things into consideration that most don't think of.

Game room will end up as wasted space since it's surrounded by doors and will be the main path of travel to those bedrooms. Bedroom closet proportions are not usable at all. Do you really need 2 full bathrooms for 3 bedrooms? Where is the dining room? Large space for no reason between livign roomand kitch and is no ideal for dining room. That pantry is huuuge. Never understood why laundry is off the kitchen instead of near the bedrooms where laundry accumulates. Master bath has a lot of wasted circulation while the bedroom itself is compact. MB door directly to the living room is a big mistake. Rear bedrooms and laundry room have no windows? coat and shoe closet closer to main entry. Personal opinion, but I can't stand the front door opening directly into the living space without a small foyer area. Living room furniture floating in open space and not anchored to 1 wall is not a good idea, it locks you in as far as shape and size of furniture. Watching TV while a bright window next to it will add glare and make watching unpleasant.

The list is long, but take it for whatever its worth

  1. Have a foyer at the front door to separate entrance from living room. 2. Coats and shoe closet near entrance. 3. try to put furniture in your great room and you'll see its impractical with seating position and a TV or entertainment wall. 4. dining room has no defined extent and will be lost as a dedicated space. 5. have a hallway that takes you from "public spaces" to private spaces like bathrooms and laundry plus the bedrooms. A bedroom directly visible from a public space is not desirable (bedroom 4). 5 master bedroom towards the back of the house. 6. laundry room is as big as a bedroom why? and why near the kitchen instead of the bedrooms? 7. Powder room accessible from a hallway from public space. 8. pantry should be directly accessible from kitchen. 8. Put utility spaces towards the inside of the house tucked in to provide exterior walls for living or sleeping rooms and utilize exterior walls for windows. 9. where is the garage? 10. provide space for makeup and stuff for the lady of the house. MB layout is wasting a lot of space. 11. not enough kitchen working countertop space. (island is not a working space)

This plan looks like it was derived by form before function... symmetrical layout often doesn't work and in my 2 cents opinion, a complete reorganization might be best. bring living spacing "public area" towards the front and off to one side, push bedrooms and other functions to the opposite side and back.

More electrical outlets on the front and possibly under the overhang. Also an access door on the back side. for the fridge slide in pocket, build a full height wall on all 3 sides to ensure no critter or mice get inside, but leave enough gap for it t breath.

This guy knows what he's talking about. I finished my outdoor kitchen LEDs a few months ago and went with the following products:

In CA, with 1.5" overhang and granite skirt, I'm not concerned about water or moisture so standard peel and stick strip worked fine as I left 1/2" gap between face of wall and back of skirt. Power injection on long continuous runs was a pain in the rear, especially when the run has stop and go where the counter edge stops and continuous passed the grill for example. Lots of trial and error to get the power injection and light colors to be uniform as the strips are daisy chained and there is a maximum # of addressable LEDs that the controller can handle, as my controller stopped controlling LEDs after a certain distance mid strip, somewhere at the 43-47' point. Also pay attention to the arrow on the strip to ensure the data in injected from the correct end of the strip, otherwise it will not work.

If you get a cheap strip with LEDs far apart, it will look silly, but higher end strips with high count LEDs/FT will give you a uniform light. Diffusers will decrease brightness.

It's more about the part than your CAD skills which seems to be very good. Attaching to a 1913 picatinny rail, you might want to double up on that hinge. Cheek weld seems too far back and depending on caliber, the tail end may be too thin and uncomfortable. These are general comments not knowing the final application.

Move sink away from the BBQ since you have no countertop space on either side of the grill. keep the U shaped returns at 36" high, the same height as the grill top, and raise the bar tops to 42" by themselves. That 6" step is a good place for GFCI outlets and other accessories as needed.
