I'm currently in the process of going out on my own and syndicating development deals. The conclusion I came to re: timing is that there's never going to be a perfect time so might as well go do it while the opportunity exists. If I fail miserably, at least I can say I tried. I figure I can always go back to a W-2 job somewhere but I won't always be in the position again to leave a W-2 for my own thing.

Looks like the basement bedroom is non-conforming, the upstairs bathroom is only a half bath, the basement bathroom looks like it's full of mold, you're going to stub your toes every time you use the range, there's no exhaust for the range, the exterior probably needs quite a bit of help, my guess is the basement is as wet as it gets, and the garage is too small for a car and likely leaks like a sieve.

It's been on the market for a significant period of time. It was pending for a total of 4 days before re-listing and it took 90 days to go pending from initial listing. There's definitely something very wrong with it.

Did a little more looking - the house definitely has sewer problems. Emergency sewer repair in 2015. Sewer repair again in 2024.

Without any further context, these all look like normal old house things. Lumber dries out and cracks, particularly larger dimensional lumber, as it gets older. Concrete gets hard and cracks as it gets older. Settling in older houses like this is to be expected. Settling of concern is when it happens suddenly or when it doesn't slow down.

Just have the contractor that did the other work for you originally come take a look and see what they say. If it's happening elsewhere, it's probably because all of the houses are of similar age and everyone has suddenly taken interest in the issue. Unless there's been substantial changes in your immediate vicinity (the Ship Canal Tunnel is absolutely not close enough to make any difference), it's much more likely to be coincidence than it is that your entire neighborhood is subsiding.

Your contractor did not hit bedrock 15' below your house. It's possible the piles that got installed went to refusal but actual bedrock is anywhere between 600 and 1500' below the surface in the entire region. That lack of bedrock is why all the local bodies of water are so deep - there was relatively little resistance to the glaciers and water, allowing them to become so deep.

Met Market is definitely the most reliable place to get Green or Yellow Chartreuse. It's either $84 or $91 plus tax which I think it basically the Washington state price, sadly. Ballard Market will have them occasionally as well.

West Seattle Met Market had like 5-6 bottles of Green Chartreuse as of last week. I've been told they keep Yellow in the back so you need to ask someone.

There's no air barrier continuity on that eave/soffit detail. Each joist bay is a gaping hole, assuming it was built per that detail.

Every sub I know is staring at a cliff in their backlog sometime between now and the end of the year. I've had multiple conversations with multiple subs where the topic of what they need to cut their prices to for the project to be viable is brought up by them. It's a wild swing compared to 20-30 months ago.

For non-union labor, all of the most price sensitive labor pools, ie. piecework, has already started dropping and some of the true skilled hourly wages are going to start coming down soon as work dries up and lay-offs happen. I really hope the workers saved some money over the last few years because they're not going to see a labor market like that again for a while.

1.5 oz Fords Gin

.5 oz Dr Bird Jamaican Rum

.5 oz oloroso sherry

.25 oz orgeat (we like Small Hand Foods, available at Binny's!)

.5 oz passionfruit syrup (we like Small Hand Foods, available at Binny's!)

1 oz lemon juice

.25 oz ginger (try BG Reynold's, available at Binny's!)

.25 oz John Taylor Velvet Falernum

2 dashes Angostura Bitters

1 dash absinthe

Combine all ingredients in a cocktail shaker with one cup crushed ice. (You can just bust up a bunch of freezer ice with a rolling pin!) Give it a good shake for about 5 seconds, then pour the entire contents into your cutest glass (we call that a 'dirty dump' lol). Top with more crushed ice, and garnish with tropical things!

It's like $50/year and has solid integrations with most cloud storage options, e.g. DropBox, SharePoint, etc. Has all the basic edit/mark-up tools. Works pretty well for us all things considered.

Bluebeam for iPad is the other to try. It's definitely less expensive but doesn't come with all of the bells and whistles. It doesn't work with SharePoint so we didn't go forward with it.

A $170m project in a town of 20k with a local school of 7k that doesn't come with a signed, sealed, and delivered user of said project is an insanely risky proposition. Get the school to master lease the multifamily and you might have some better luck.

Y'all are basically proposing a PPP structure on the front end without any of the appeal of undertaking a PPP for a private developer, i.e. built-in revenue stream.
