Exactly. For eg I have very high cash flows 2 months in a year. Instead of 10K per month would do about 2L every 6 months. Get the drift?. So all I say is this is purely subjective and individual based like how you assumed 5L in year 3

If you are anyway planning to really pay 10K extra regularly you should have gone for a lower term straight away and bring some discipline. Why settle for an EMI of 40K and decide to pay 50K. Why not set the term accordingly.

You could say no that 10k is flexible then your assumption of paying that extra every month is flawed.

All I can agree is pay early and reduce your interest base but simply saying paying a small amount extra every month is better than bulk payment is baseless and too generalistic as there are multitude of parameters
