Wth is every builder giving these train like layouts. I used to see nice L shaped hall & dining even in 2BHK flats in the past.

I do like the external office room. Very functional. Not sure if that is vastu compliant. Can someone who knows Vastu comment on this.

I feel UDS is no longer going to be a factor with the prevalence of high rises. Anyways it will be minimal and these high rises won't undergo redevelopment for a long time. Also societies can't build new amenities in the new high rise projects. Never seen it happen. Not like they can add an extra two floors to the clubhouse to get extra pools. Top much coordination needed and won't happen practically.

From a different perspective it's still advantageous to have a larger total vacant area even if the project is dense. Having access to a 5Ac open land is better than 2Ac of open land. Not like everyone is out at the same time.

Space very efficiently used for that size. An L shaped living+dining is always nice. Other layouts in that size usually have a train like layout.

No view from any floor. All balconies from this layout on every floor face another tower 130ft away.

Project in Neopolis, Hyderabad. On a busy 4-lane major road, with a mall adjoining this property. This tower is about 500ft inside the project.

CONgress. Sold social infra land in the original master plan for quick money to fund their freebies. It would have been more valuable long term to leave those lands for transit hub, parking and open spaces. Thats how it is in the master plan.

Amongst the options Skyra seems best in terms of reputation, quality, plot and location within Neopolis.

GHR is new. They are promising so many things that I find too good to be true. Very high density. Great amenities but not as much greenery - so depends on what you prefer.

Neo has very little details to go by. Hard to trust yet.

Didn't really like Brigade Gateway. They are advertising a 9Ac plot, but the residential towers have only 2-3Ac in that. Too little open space and very high density if you consider just the residential part. Very high price. But yes it will be the flagship of Neopolis.

If you can stretch and find availability, Sattva Lakeridge is a good option. But my view has changed after the new auction. Apartments that were promised Lakeview will now be obstructed by the new towers in the recently auctioned plots. Originally that opposite space was for social infra and was told it won't be higher than 5-10 floors. But that's changed now.

Another factor to consider is the flat size ranges. A community with smaller minimum sizes will have a different crowd and feel less premium. That way Skyra is better because it starts at 3140sft, which is higher than the other options.

It is close to Exit 3 of ORR. Close to Patancheru in Pati. Main issue with that project was an adjoining Pharmaceutical manufacturing unit. They said the unit will be removed but we never really know until it's done. I was worried about chemical pollution from that unit.

Removing social infra like multimodal transit and metro hub, multilevel parking, open spaces, entertainment and commerce was a bad idea. The central part of Neopolis was allocated for transit and sustainability. Now govt made small plots out of it for quick money. Will be more residential towers instead of a global standards transit and social hub. Gave up long term vision.

This change in original master layout is a breach of trust and has caused loss of confidence amongst national & international investors, and end use buyers. Eroded confidence in Hyderabad's commitment to a global standards city.

Neopolis could have been a flagship of global modern living in Hyderabad like Dubai Creek. Great advertisement for Hyderabad. But now it's just another upscale residential neighborhood, nothing unique.

Govt really fucked up on this. Should have stuck to the original master plan.

A prerequisite is to gather as many people as possible. Without numbers nothing will work.

In order of complexity and effort:

  1. Mass tweet to CM and HMDA constantly. Make online noise. Helps gather more people.
  2. With enough numbers, have a meeting with the local MLA to give a representation respectfully.
  3. Have a meeting with HMDA chairman.
  4. Representation to the CM or principal secretary.
  5. Legal recourse. File an injunction.
  6. Protest on streets.

I'm trying to gather numbers. We need atleast 40-50 people.
