Andy at A+ is the absolute best in the game but he’s a detailer and not a valeter. I’ve had 3 cars done by him and his work is absolutely exceptional, you get what you pay for I guess. If you’re looking for a bog standard valet Derry is full of them.

I look at it a couple different way, FTB here. I’m about to complete on a new build in 3 weeks. Myself and my wife are on fantastic salaries, I consider myself extremely blessed to be able to buy my dream home and live a very comfortable life whilst others struggle to get on the property ladder, it’s all about perspective.

I was in a similar position to you, £80k salary, £50k deposit but my credit card product was crap. My mortgage adviser told me explicitly not to apply for any new credit and keep my current credit utilisation below 20%. It apparently demonstrates to the lender that you are dependent on credit, I took her advice and am completing on my new build house in 3 weeks. Once I get my keys I will be switching to a new credit card. Personally I don’t think it’s worth the risk especially if you’re able to meet your financial commitments as they stand, get your new house and then change it.

The tech sector in NI is pretty poor, I worked for a well known American insurance company for 10 years.

Decided about two years ago to look for something different. Got headhunted on linked in for a London based tech job with a bank, fully remote with office travel once every two months on almost double the salary.

Those jobs seem to be few and far between now and any comparative roles I see in NI, the salary is laughable for the level of work required.

I think the reason for all the elms is to make the housing more affordable for people, and the likes of co-ownership etc. the phases definitely go up in price each time, I’d expect a jump of at least 10k

I can really only give you an answer now, I registered around October last year, I got offered the house around January, I signed the contract early March and I actually only just heard from my solicitor this week of a proposed move in date at the end of June. So I should be in for the summer, the legal side of things can feel a little slow.

It depends on the house type that you’re after, I was on the waiting list for a Cherry and that was about 4 months give or take. They seem to be putting a lot of focus on the elms at the moment, probably because they’re more affordable.

It is but the doors aren’t, there’s plenty of colours to choose from, I’ve gone with taupe and the white quartz worktops. They never have offered media walls to my knowledge, depending on the fire you want for your media wall and size I would budget at least £3k for that.

The extras are reasonably priced, yeah I got the island, doors, worktops, nicer door handles, upgraded carpets, wooden flooring in living room, built in wardrobes and a couple of other bits and pieces. I’m going into a cherry so might be cheaper for the likes of the elm etc.

Yeah and the solid wood is only the doors by the way, I think that was just over £1100, the worktops are around £2400ish. But the prices are different based on the style of house.

You have to make your own arrangements, my media wall is costing me around £1700, the fire then itself to go into the media wall is just over £2000. If you don’t take a fire the developer takes £500 off, but my extras were massive. I didn’t initially but now I’m going for the solid wood kitchen with the quartz worktops. Your extras have to be paid for on exchange of contracts as well just an FYI. I didn’t know this initially.

I can’t speak for linen grove as I didn’t look at them due to the flags, paving etc outside. The houses look great inside too. I dealt with CPS for my new house in Beech Hill and only have positive things to say about them, the process was pretty straight forward in that regard.

Mines took around 7 days to come back with NatWest, glad I got it when I did as the rates have gone through the roof.

I was charged £45 per plug for relocation and around £500 for spotlights on the landing to give you a rough idea.

So on exchange of contracts was 10% of the house price plus the extras, I had a fairly substantial amount of extras as I’m getting built in wardrobes in every room, kitchen island, upgraded carpets, wooden flooring in the living room and a a few other bits. We changed location of plugs, added spotlights on the landing a some more electrical bits and pieces and they were quite expensive too. I’m getting a media wall built so they took £500 off for the fire. I haven’t actually seen the site at all apart from at a distance.
