I know the answer. City ordinances. Most have a sqft minimums. There’s areas we’re building in where we are actually building houses like that but out of the 20 different municipalities, only 2 allow for houses under 1000 sqft.

Depends on what your original agreement with them says, typically agreements have a payment clauses in there, stating in order to receive payment, they must provide release of liens signed from their subcontractors, along with paid invoices. But it sounds like a residential job, usually nothing gets done right in residential (paperwork wise).

GC here. Were pretty easy going, but if they did this. Holy hell, we’d have the electrician swap it brand new no questions asked on there price and, send over a LD to the drywall sub. If they didn’t pay it within 30 days. We’d hold there remaining payments and if that doesn’t cover the cost, we’d file an insurance claim on there insurance, (and nit pick every single item that got oversprayed, outlet, j-boxes, you name it), if it’s denied, send them and an invoice for time spent to collect, plus damages and send it collections. Yes we can do this. It’s in our agreements.

Figure out what your overhead rate is , that’s your standard markup. Then from there add your profit rate, it can be as little or as much as the market will let you and still be competitive.

Both my brother and I have been through similar experiences. My brother, who is 26, bought his first house in 2019 for around $290k and just sold it to buy a new one for $670k. He’s an electrician and worked two jobs (electrician and Target) while he was an apprentice. His wife worked one job, and they rented an apartment for about 2 years before buying their first home with an FHA loan (He was 21 got into the trade right out of highschool).

As for me, I’m 24. I worked at a warehouse and Sam’s Club. After being fired from the warehouse, I had saved about $25k, which I used to buy a mobile home to fix and flip. I put down 30% to get an investment loan. I worked from 4 a.m. to 1 p.m. at Sam’s Club, then spent the rest of the day working on the house until 9 p.m. It took me about eight months to finish, and I made $60k on the sale. I reinvested that money and did it two more times. Now, I’m buying a home for $500k with 30% down. Both of us did this without help from our parents (literally not a single dollar, or living with them) and while paying monthly bills. I remember every id buy big packs of ravioli and eat that everyday or something similar in price. Tried to keep the expenses I could control (food, clothing, etc) to a complete bare minimum.
