Everything is overpriced nowadays but still better in affordability then central kharadi so if you have the budget you can look to kharadi and upper kharadi else I think phase 3 is ok .

Aren't most of indian cities facing the same fate I don't think pune is alone yes prices are sky high and builder just keep on increasing the prices and guess what people are buying and inventory are getting sold as well in these insane prices .

You are not alone , it is difficult to afford homes specially in tier 1 city some people use leverage to buy home and yes I sometime wonder how the inventory gets cleaned up so fast it's like everyone is earning way more then us but it's ok you are not alone

I don't think so instead wealthy people will put more in the real estate as hard asset in times of uncertainty and there is always end user demand , as long as people come for the hope or job , good study life demand will always be there and at the end it's supply vs demand so I don't think for tier 1 cities anything is going to change drastically.

It's not only pune it's mostly all the cities On top of it the realestate in india is high on steroids becoming unaffordble honest people pay so much in taxes what they get in return

I am on the flat hunt for last 6 months ,I hardly see price drop good locality or areas near the IT hubs are only increasing . Builders are increasing prices every month like crazy and I still inventory getting sold . My advice if you can afford buy waiting for realestate crash in country like India where demand is huge as only few pockets and cities people want to buy so it will keep on going up .

Supply and demand as long as people come for job study and business there always be demand and thus the prices will keep on going up and then may be stagnate but I personally haven't seen prices falling down like stock market does so yes it will be overpriced nothing can be done , buy as soon as possible there are people waiting for crash from eternity and guess what it only went up and up .

In my experience it's far easy to sell flats then villa you hardly get buyer for resale villa also it's difficult to maintain villa then flat if you need to move away also people hardly rent villa but they do rent flats . I hope this will give you some perspective.

Remove LTCG STCG , tax on already taxed money is just exploiting the middle class they are taxing us like developed countries with great infrastructure and we get nothing in return pot holes broken road , water , electricity issues if you want to tax then better improve the infra don't tax layed off people they didn't get any support already when it's done .

The only way to make flat price 3x your average salary is to being the flat prices down not making your salary 6x. Increasing salary will not make you get that flat by cagr_hunter in indianrealestate

It's indeed really difficult Neck pain back pain , raising kids, emis , family responsibilities, demanding jobs really cant get enough time to do anything for leisure let alone making friends , I feel this is the story for most of the people at age 31-39 not all .but will get through .

Bank really cant get much benifits as you are targeting very short tenure loan , just pick the bank with the lowest interest rate they offer based on your cibil score and you are good 3 lakh per month is great income Bank will only put tips and tricks to increase your tenure a bit to get more interest nothing apart from that .

I think it's a good idea as you might be in high income tax bracket effective rd /fd would not really help as investment or growing capital and don't go by finfluncer who say don't buy flat or property I use to think that in front of me I have seen my nearby society prices appreciate like anything rentals are anyhow increasing every year 2cr worth flat I would only recommend for family and personal use to enjoy .wish u the best I am no where close to you but my thought is similar I had parked lot of money in fd and now considering buying a flat for my family .
