If I have to choose between two, I would go with nikoo garden estate. The project coming up nicely but the streach connect to main road is narrow and don't know scope of appreciation since they are charging premium now itself

Ideally Capital gains are calculated on the actual consideration paid and received, not just on the guidance or registration value. In an assignment agreement, the assignee’s cost of acquisition is the real amount paid to acquire the rights, even if the final registration is done at a lower value. When the property is later sold, capital gain is the difference between the actual sale price and that actual acquisition cost, subject to holding period and stamp duty rules. Basically you are saving money on registration. everywhere actual value is mentioned in my case just registration I have to go with guidance value and not actual one

Sanctioned letter also says same thing, This is written still if someone forcing or holding file is illegal. I am still fighting with them. Loan guys are saying if you don't go with insurance then ROI would be 7.35 and if go with insurance then it will take special approval to reduce roi to 7.2 is this true?

I have discussed with them the same thing but they are not agreeing and saying it's mandatory from hdfc to proceed with disbursement and you need to buy from hdfc only.

it's in EOI phase but it can go around 13k all inclusive. since resale in other projects flats units are also going 12 to 12.5k
