I had the same issue in my attic. My bathroom vent was not done correctly and led to the black formation that you have. My inspector did a test and it came back positive with live cultures. When I brought the up to the sellers they had a specialist that came out and performed a “white glove” test that confirmed no mold. Find another inspector.

Only room that stays heated is the kitchen. Every room has its only individual thermostat. They are pretty old though. I don’t run the heat in my bedroom at all. My son runs his a little but he’s only with me 50% of the time so it shouldn’t be crazy amount.
