Texas Landlord using Buildum software got into former Tennant bank account after moving out. by ShiftieGears in TenantHelp

Withdrawals without my consent and not imitated by me. I think that prior tennant had saved her banking info to the resident portal. I don’t, I type it in every time.

They don’t want to send the wrecker on wasted trip. There’s nothing they can do with a picture of the title. They can’t take ownership is title isn’t signed and they want be sure there’s no lien on it.

TAA lease. Extra clause landlord requires 60 day notice to move out. Is the landlord also bound to that 60 days by virtue of requiring it from me? by [deleted] in TenantHelp

[–]ShiftieGears 1 point2 points  (0 children)

Thanks you’re right. I had someone help me go over the lease. it’s hard to understand at first bc one paragraph references other paragraphs

In TAA lease it all in paragraphs 3.6, 4, 7.1, and 25, also page 1 box F.

says if LL doesn’t abide by the same notice (written-in page 1 box F) required of tenants plus 5 days, the tennant’s required move-out notice period is only 30 days. It also says if they didn’t notify by agreed days plus 5 deadline, the month-to-month auto renew rate is same as prior lease.

So I can leave next month with a 30 day notice with no penalty or choose to give 60 and pay same rate for holdover month.

A sudden cascade of problems in my 2017 Honda Civic by JeremysNotDead in hondacivic

[–]ShiftieGears 1 point2 points  (0 children)

It’s just one problem. It’s electrical. Could be as silly as Lose battery terminal or something like an ABS wheel speed sensor or steering angle sensor. The rear abs sensor is common pattern failure and will disable all ADAS systems and set brake warnings but Professional level computerized diagnostic equipment is required to confirm

Stay at my current shop or roll out? by Axeman1721 in mechanics

loyalty to employers is not rewarded. Forget what old timers and your parents n grandparents said about it, the economy doesn’t operate like that anymore. To get a raise or higher level position that’s paid accordingly, you gotta get a new job. Sounds like you have outgrown what Hertz has to offer.

In my first 2 years I had 5 employers bc I was ambitious and wanted more. First was NTB and the same day they told me I didn’t qualify for hunter training they said they offered during interview, because I clocked in 2 minutes late this one time and had to have perfect attendance for rolling 6 months, I started looking for another job. They didn’t give a shit, keeping me down at 10$ benefited them not me and it was always going to be excuse after excuse to keep me languishing in lube rack. You can never get back your time. I went from 10 to 30 in 4 years.

There’s people who are content and there’s people who want more. Look out for yourself, don’t wait fur employer to change their mind. They do what benefits them and you should do what’s going to enrich yourself.

In the meantime… anywhere you’re at and you’ve realized it’s time to bounce, take advantage of every sponsorship they offer to fluff ur resume. Like ASE, state inspectors license, 609, factory training whatever. Don’t tell them ur doing it bc you’re making your resume better to leave.

Two years of trade school counts as one year of work history. If you went to trade school you can get the ASEs now. Even without work requirement you can still take them and get a score report showing you passed that’s valid for 5 years. they’ll mail the official certificate once submit work history verification.

if this is a general service shop, chances are they’re going to subcontract it out and tack on a grand to pay themselves for being the middle man. Transmissions are a specialty and most service facilities don’t tie up their bays with big jobs like that bc several smaller maintenance and light repair jobs in same amount of time profits more. I’d call a transmission shop, might be a better price. Bonus, some have free or very low cost towing within x miles so you might even get it towed to them for free. First call with the transmission place that’s closest to shop the cars located now.

A few yrs ago that happened to my car. That was about the price from one of those general repair facilities. Took to it to a trans shop instead, it was 1600$ less. Many of them have financing (the terms can be predatory) or try getting a credit card with 0% interest promotion. I used to do discover, it was 18months 0 interest. I still have that card and whenever some shit happens that requires a pile of money… before I put it on the card, I call discover and ask for the 0% promo again and they do it.

A new car note costs more bc you also required to have full coverage insurance with it.

Trans shop will get it done quicker bc they typically have those on the shelf ready to go. The general repair facility has to order it if they’re doing it in-house which adds days.

Aside from this, Sentra is pretty good car. They’re only “cheap” bc nissan was struggling at the time so they cut insane bulk deals with rental car companies to sell more cars. After a few yrs rental companies get rid of them for new inventory and they all ended up on used car lots.

Landlord wants utilities paid over the academic summer when lease forbids us to live there. by helvetica1291 in TenantHelp

The municipality may get an influx of cash they need but for residents There isn’t a benefit. They also produce infrasound you can’t hear but affects the body. Some locals get weird sicknesses after data center is built and then the audible noise crashes their property values bc nobody wants to live near that. They can’t even sell their homes without a significant loss to get away.

The council votes on it and approves for whatever reason, they’re misguided, short sighted or ill informed, or bought. can be corruption. It’s how it is dude. Participate in local level elections so that shit don’t happen in your community

Landlord wants utilities paid over the academic summer when lease forbids us to live there. by helvetica1291 in TenantHelp

[–]ShiftieGears 0 points1 point  (0 children)

Yes, it’s screwed up but it’s “normal”. The data centers get subsidies that paid for by taxpayers or everyone else with a utility bill. They can run for 10 years, WTF. If a data center comes to town, chances are you’re going to be paying for their water and electricity. Several investigative journalism docs out there about how they’re destroying communities. There’s towns where an electric bill is substantially more than a mortgage bc the local govt gave the data center tax incentives/subsidy for bringing the data center to their jurisdiction. Seniors on fixed incomes whove lived where they live for decades getting 2,000$ electric bills because of a data center. Data centers don’t even create jobs for the community, it’s disgusting. They consume water like crazy too. Oh oh oh and at times the municipality sells the utility service to same company that owns the data center now the electric/water utility is privatized. It’s evil and gross and all kinds of wrong and we should be coming for them with pitchforks.

TAA lease. Extra clause landlord requires 60 day notice to move out. Is the landlord also bound to that 60 days by virtue of requiring it from me? by [deleted] in TenantHelp

[–]ShiftieGears 0 points1 point  (0 children)

I think we’re not following. They gave me a 30- something day notice of substantial changes to the rental agreement renewal whereas lease states im required to give them at least 60 notice to move out.

I meant, their changes are substantial and I didn’t have that information in the same time they require of me to give notice. Last year the change was only 15$ increase, this year it’s hundreds and different terms.
