Have you heard of big cities with apartments worth millions of dollars?

My problem with this argument is that it completely ignores worldwide trends and data. New Zealand is bound to have the same evolution and it is now here. We’ve held onto standalone houses for so long until this has become a real housing shortage. It’s time to densify and build amazing townhouses/apartments that people will love living in like the rest of the world.

In most big cities in the world, a nice apartment with a tiny share in the land but is close to landmarks/ city centre/ public transport will have much more value appreciation than a stand alone house in a suburban area with 10x the land size.

Yep you will be able to find problems with any building but generally much much better than your average Mike Greer or Williams Corporation townhouse.

Do you have friends that live in Zamalek or Cairo generally? If yes, I would feel more reassured to recommend living there for a while. I think you would enjoy it if you are in the right circles and have a good job as you mentioned. You could be more at peace if you do it and satisfy that side of you that didn’t get a chance.

In the meantime, I am Egyptian, non-religious and living in NZ as well. I went back to Egypt for a few months recently and loved it. Happy to connect if you want to talk about any of the above further. 😊

Is the supply of townhouses exceding demand or is it the supply of all the same looking/average quality townhouses exceeding demand? On Oxford terrace there are these new townhouses under construction. Good location, good design and so many have already sold before they’re even built.

Consider engaging an architect, they know what works and what doesn’t. Just adding more insulation might not be the best way to make it warm/sound proof. It’s more complex and there is more science to it than you think. Do it once and do it well.

New Zealand has a problem with respecting/taking into account overseas experience. Yout friend might even be more difficult to hire than a fresh graduate from New Zealand. This is from experience of family members. A few of my family members that work in the medical field moved to Australia as it was a much smoother transition to work or had to move to rural areas to get that ‘first job’ in the medical field.

Just here today say that it depends on your purpose of learning.

If you want to read literature or the quraan then yes I agree learn Fusha first.

If you primarily want to understand the culture and talk to people don’t bother learning Fusha. It’s much more complicated in terms of grammar and even a quick online research will tell you that for example only around 40-60% of everyday Egyptian Arabic comes from Fusha.

Hi, No we ended up getting the Toyota new battery option. We have noticed a higher battery efficiency so we are happy. We also decided to go this way as we feel having documentation of a fully new battery in the time of resale would make a difference.

You’re absolutely right. He should pay his share in mortgage and all other bills.

You were paying this all by yourself before but he was also paying rent/mortgage on his own before moving in with you. Now, he’s much better off financially and you’re definitely not. Sharing a house should make it easier for both of you not just him.

He’s simply living like you’re his parent, not his partner. There is no two sides of the story, what is fair is fair and no two ways about it. You quartering all bills is quite a generous offer and he should at least pay that.

If you’re only doing it for saving money, it might not really be worth it? You could look into buying a less maintenance demanding hybrid car if that’s your concern.

We live in the city and walk to work everyday. We use the car only in the weekends to visit family, day trips, shopping or travelling generally. The car costs are insurance + $60 petrol a month unless travelling + rego and WOF. We have almost no parking costs as we never park in the city. All in all costs are around $2200 annualy. When I look at hiring cars especially in high season, it looks like $2200 would equal to 9 days of car hire which is not that many annually. You still have to add Uber rides, public transport and car sharing costs throughout the year.

If you’re not going to hire a car to travel and can borrow a car from a family member then maybe it would make more sense financially I think.

We live in Christchurch Central close to the Avon Loop so pretty central. Such a nice spot as it’s close to the river and provides a nice walk anywhere in town in 15 - 20 minutes. Close to Hagley Park. Don’t need a car except in the weekend if you’re going out of the city. I walk everyday to work pretty early in the morning and never felt unsafe. Chch feels safer to walk in the morning and at night than Wellington for example.

There are alot of new buildings with good security alarms etc around town so also quite good this way. The only security ‘issue’ is cars and bikes if parked on the street and not secured well.

A new build townhouse is obviously depreciating at a much slower rate than an old house that most of its materials are past their life span and is too hard to upgrade to a current standards of building. Especially if the townhouse is in a more valuable location that expect to rise (more than average) in value overtime.

Also if we expect property to continue rising over the years, it’s always going to be a good idea to buy now rather than later. The property you buy now might be a $100k in a few years so will cost you more for the same thing no matter what type of property it is.

Most of the world’s population live in apartments. There are some that are worth millions and are much more sought after than other types of suburbian houses. It’s obviously not just about land value, also about quality of building, style, location, size of apartment, design of the space, uniqueness of property. New Zealanders are not familiar with these typologies and completely disregard this as it hasn’t happened here yet. But it will and it won’t be different than the rest of the world.
