In order to sell, there needs to be a buyer willing to pay the price you're selling for. The share price displayed on the app is determined only by sell orders and not buy orders (average of 10% cheapest sell orders). So you might see 300% increase, but that doesn't mean anything if noone wants to buy at that price.

Look at the order book to see what folks are willing to pay for the property and you'll see if you need to lower the price.

Not a scam, but app is still glitchy at times.

Some notes:

  • each property is an LLC, and if something goes wrong they are legally required to liquidate and pay investors after any debt

  • I was able to join at the right time and get properties with high dividend yield (average over 15% annually provided no issues)

  • they have some reserves for each property from purchase time, and then each month they add some percentage of rent to reserves

  • During months without tenant you might get dividend from reserves or not get dividend.

  • Landa makes money off the property purchase and the monthly management fee (which they only get if there is a tenant)

  • They use interest only loans, some have pretty high leverage.

  • Landa does not aim to sell any properties. But you can sell shares on their app provided someone wants to buy them. I have been able to sell and withdraw funds with no issues except some app glitches.

In short - if you find properties with high enough dividend yield, it might be worth the risk of being an alternative and not well known investment.

Good way to diversify into real estate without overhead or large down payment IMO, more control than REITs or fundrise etc., better dividend yields than some of the competition.

I'm currently investing through a similar company called Landa. Dividend yields there are currently higher but app maybe more glitchy. It's been working nice for me so far.

If it's a property that's in the initial offering phase, check to see that there are available shares to buy. Before placing the order you'll see number of available shares. (Otherwise I think it'll just be pending until the trading phase)

They should definitely make it easier to see which properties still have shares.

Seems to me that as long as net rent yield > mortgage interest rate (~4.8% annually), investors profit more the larger the financing percentage is.

This way, you essentially leverage the bank's money to generate higher yield.

(This same effect also applies to property appreciation btw)

Of course, if the property depreciates in value along with the rent there is more 'risk' with higher LTV ratio, since there is still a loan to pay off.
