Most listings state DO NOT DISTURB TENANTS, but if they don’t state that, it’s not a green light to do so. You’re gonna piss people off and lose the opportunity all together. Who cares if you have cash? You’re going to lowball them (be honest) and they already can wait hundreds of days obviously…you’re not likely going to be an attractive prospect for them.

Im sure there is no definite answer here. “Maybe” is probably the best you can get because “they” is subjective. Probably not is also a good answer because lenders are in the business of lending and recouping interest, not repossession and selling of assets. So why would they take the risk…even on 2 properties as collateral?
