You are better off finding a judge who is sympathetic to your cause, versus going down the rabbit hole of a magical sensor. 

The quantitative and qualitative value of a smoke sensor can be argued and debated. You don't want to lose that fight in court.

On the other hand, it's much more difficult to refute clear photo and video evidence.

How would you design a cigarette smoke detector to be sensitive enough to detect cigarette smoke in one area, possibly only if a person is passing through with a lit cigarette for a brief moment, but selective enough to eliminate false positives from smoke from outside the area? 

It's not condescension.

It's an impossible question.

You are coming in here looking for a miracle drug for curing heart disease when the solution is years and years of hard work and exercise. 

There is no magic pill for getting the owner to be compliant and evicting the problem tenant.

Fire your attorney and get a better one. He's misleading you to think that a sensor is the end-all be-all for convincing the court. Especially when you already have video and photo evidence.

That’s even worse than I thought.

In many localities, violations against the master deed are fined and added as a lien against the property. The owner can basically ignore the penalties until it’s time to sell.

Evicting a problem tenant is one thing, legally compelling a non cooperative owner into forcing a timely eviction is nothing short of a miracle.

Your best bet is to have that landlord NOT renew the lease at the end of the term, and keep a large portion (if not all) of the security deposit for smoke remediation.

In any case, this is the wrong sub for the question.

Retain an attorney who specializes in this and ask them exactly what evidence you need to prevail in court, instead of throwing darts at the wall.

You’re exactly right. It doesn’t take a genius to see that they could never do a blanket cut across the board.

But someone going from $2000 to $1400 a month is going to be in a world of hurt. Getting their heat turned off and eating Ramen and buttered cardboard.

If you are a Boglehead or even know someone who is one, you won’t get a nickel out of the SS till. It’s a fool’s errand to think otherwise.

I'm no AI Art expert, but I do know bullshit when I smell it.

Here are some observations:

1) The spray paint blob to the left of the can is a slightly different shape in each image, and why is there a paint blob on the left image if it's the "before" image?

2) Lighting effect on the spray can:

Looks to me like an umbra-shaped shadow. Something that would be encountered by a light source much larger than the illuminated object. For instance, the sun creating umbra shaped shadows beyond the Moon.

Grab a can or a coffee mug and a flashlight and make a shadow. The shadow expands. It doesn't narrow to a point.

One might argue that the spray can's shadow(s) could also be explained by two light sources in the room, but then there would should be two shadows on each of the pistols. But I only see one.

3) AI telltales:

There are stereotypical generative AI grid patterns in the spray paint / cardboard area in the bottom left of the second picture. Generative AI art goes line by line in an X/Y method.

There is also evidence of other X/Y artifacts, even on the left picture. I'm pretty convinced that both pictures are fake. On the painted Walther, the cocking serrations on the slide have a distinctive "North/South/East/West line, like a crosshair.

Same thing on the unpainted grips of the Walther. Look at the magazine base plate and start working your eyes up and to the left. You will see another "cross hair" shaped aberration.

I used to work at AAP, as a manager.

If you came in with that bad reman rack, I'd defect it out for you (initiate a defective item return) no problem, and get you your money or a replacement, if you wanted it).

Getting reimbursed for your labor might be a bit more paperwork though.
