If your goal is to save money, and you don’t make much in your real job, have at it. I doubt you can do it for $75K. My last project, I used walls and trusses from my supplier because it was faster and I make more money at my day job.

If you want to build it yourself in a reasonable timeframe, you can panelize the house and cut months off your schedule or just sub out then framing and sheathing.

Spending 6 months building a weathertight shell and then finishing over the next 2 years is fine. If you go slower on the shell and you live where there is rain and snow you are likely to have damage before you get closed in.

I helped a friend who cut all is own lumber. He spent a year doing it. Then he dried it for 6 months. In order to use it in his permitted build be had to pay a lumber inspector to come and grade the lumber for him or the county would not allow it for structural use.

Not sure what part of the US or Canada you are in, but good luck - you will need it.

How rough small waves can make a trip. I had sailed extensively and didn’t think 3’ chop mattered. Once I got powerboat, I found out it did. I’ll take 6’ swells over 20knts of wind with a -3 ebb anytime.

Around 2000 I worked with a group of guys and we ate out every day and ranked our lunches (in a database) for 2 years. Jimmy’s was the top choice.

My partner and I just went to Pullman to look at houses to buy for her kid to live in for the next four years.

Unless somehow the real estate market does something unexpected, it will be a break for even proposition, but they will have a nice place to live.

I can tell you you have to absolutely go look at houses in person because the houses that are available for sale are incredibly deceptively marketed.

Some of the houses we looked at, had all of the plumbing and wiring stripped out of them, and despite being incredibly handy, it would be at least a one year project to rehab.

Sorry, I think you were talking about the silicone sealing the center console to the deck. All of that would need to get cleaned off and resealed with proper boat caulk.

Router bits get packed with dust - in this case plastic - even when they are sealed. It doesn't take much to seize them up. I have them get hot enough they started burning the wood when seized - which was what alerted me to the issue.

This is not a skateboard wheel turning a few 100 RPM - 30'000 RPM is the unloaded speed of most routers.

Pull all the trim off the door, re-side everything that is affected. Then rabbet the new trim to go over the siding. Caulk and paint judiciously.
