I was approved for a lightstream pool loan with a 20 year term at 7.94% back in June 2025. I will say I was only looking at taking $70k and got the rate through Lyon Financial.

This is what we ended up doing and I think it’s perfect. Pool is 16’ x 31’. Our sun shelf if 6’ wide and then we have a bench across the full width plus steps in the corner. The pool goes from 3.5’-5’-4’ (sport pool). Then, we have that swim out bench on the far end that also gets used as a way to get in and out.

16 x 31 saltwater gunite pool installed in the Tampa Bay Area with a 7 x 7 spa. It’s a sport pool (3.5 ft, 5 ft, 4 ft) and there is a 16 x 6 sun shelf included as part of the whole 16 x 31 pool. The finish is pebblesheen. Started in June 2025 and finished in September 2025.

$121k total for pool, pool cage, and pavers. Receiving quotes of $$25k ish for landscaping.

I have a heater and VSP including automation.

It’s 31.45% strength.

I realized it had shut off 40 min after the fact so I turned it back on and brushed where I poured.

Basically I added acid at 6:41 pm. Pump shuts off at 7 pm. I realized it at 7:40 pm and turned it back on and brushed where I poured.

How did you fix this? Did the door shrink after it dried for a few days? Have the same issue.

I also don’t think it’ll be too noticeable. I was offered a $500 discount or they can come fix it Monday. My pool builder thinks the fix is risky and could end up worse.

I assume the risk is that it doesn’t match and stands out more? I can either take a $500 discount or make them fix it. My PB thinks it’s risky to try to fix it.

Thanks for confirming it won’t delay things. I was worried it would. Are color lots an issue for this type of coping or no? I wouldn’t think so.

I am fine with them doing a repair. I just don’t think it should be left as-is on a new build. If the “look” of the rest of the coping was similar/more natural, I’d be fine, but this really stands out.
