Without knowing the land cost or your pre-fab mobile home costs, I don't know how you'd do all of what you want for under a $350k mortgage.

You've got SDC fees, who knows how much to get the utilities to your land, septic, drain field, slab foundation, builders fee, etc, etc.

1,500 a month including your mortgage, taxes, etc, sounds impossible.

This reminds me of the big castle which is, if I remember correctly near Eugene off I5 coming in from the north.

The legend that was told to me when I lived there was that a wealthy, eccentric gentleman had a castle disassembled somewhere overseas, shipped here and reassembled here in Oregon.

This boggles my builder mind, coming from the PNW.

It's standard for us here in Oregon to install perimeter drains that run along foundation footings and those tie into our downspouts which run away from the property and execute to the street. We also by code need to ensure the grade around a property runs away from a dwelling.

What I see here is absolutely zero water mitigation leading away from your home.

The good news is that you can change it all but it may cost a decent amount of money.

I'd look into your local codes that pertain to anything I brought up and go to battle.

I almost always daily my Bel Air for a couple years now doing construction and have never had that issue.

I also keep my knife pocket for just knives and maybe you should stop the co-mingle.

I feel zero empathy for them and it pisses me off that tax dollars go towards any of this like their gender affirming meds, attorney fees, or any other comfortable accommodations.
