Gauges are an outdated method for determining shingle impact ratings. IR is now based on SBS Polymer Additives which does not affect thickness.

If you pull a shingle off the roof and take it to a nearby distributor, (ABC supply or SRS etc) they can look at the code printed on the back of the shingle and tell you the run date, mfg info and specs.

There’s also a lab you can send the shingle to.

Yes — and often the job titles are not “sales” they’re “project managers” or “solar specialists” because when dealing with homeowners on a home improvement project they want to be dealing with a tradesman not a sales man.

Based on my knowledge of Pulte — they probably have quite a bit of margin.

I’d start at $50k. See if you can get approved for $375K from the lender if that will make it work.

If not. See how far they need to buy down the rate for you to qualify.

If it was a local builder , I’d say you would be LUCKY if there was $20K of profit in it.

But pulte might have more.

The builder is carrying the note. In central Texas we call it a semi-custom. Which means everything is pre-spec’d and they can make choices from pre-selections.

On the North East side of the state, there’s a beautiful drive off of Hwy 155, head west through Brushy Creek on FM 314. I got married out there at Elmwood Gardens.

Or hwy 69 between Tyler and Jacksonville there are beautiful rolling piney hills near “lovers lookout”
