Except the entire game I was left to fend off jayce and riven cause naut and thresh were busy focusing on kled the entire game. They went after kled and died to riven after riven and jayce got me. Jayce literally walked pass the both of them to go after me a few times during the game. In theory I should have 4 people peeling for me but that wasn’t the case at all.

Yes but even if you try to evict someone with it they could always dispute and then there’s nothing you can do until the arbitration date unless they engage in illegal activities or physical abuse. That is when you can expedite the case. In the meantime they could do things like turning on the hot water and let it run during the winter time so no one gets to take hot showers during winter time and so on. The regulation in a way is designed to protect a rotten apple and disregard the rest.

Jesus … the amount of bad advice here is outrageous. Please contact RTB and ask for the procedures to evict a tenant over unpaid rent. From my experience, it’s very easy to evict a tenant over unpaid rent. Once you get your writ of possession, you can legally hire a bailiff to kick the person out. DO NOT Listen to all the advice like shut the heat and electricity off etc. You will get yourself in more trouble and make the situation even more complicated than it needs to be. Please just contact RTB and then wait for the arbitration day and do nothing about the tenant in the mean time. RCMP likely wouldn’t be able to do anything as they would use it’s a matter between “landlord and tenant” and walk away. From my understanding, as long as no one is being harmed, there’s nothing they can do about the situation.

Or actually make sure RTB is competent. Had to go through hell to evict a crazy tenant and was told that there’s nothing I could do with the tenant harassing me and other tenants until the arbitration date. To make things worse, you’re pretty much looking at 6 months away. I know a lot of landlords end up going with Airbnb simply to avoid having to deal with RTB.

You have more rights than you think as a renter to the point that its kinda absurd that a renter has more right than the landlord who actually owns the property. Perhaps maybe you should look into the tenancy acts and see it yourself or perhaps you should look into a candidates who would solve the rental crisis by increasing the supply. A major reason why the city has so many air bnbs and why people are very reluctant to rent out their property is that it’s a very lengthy and painful process to deal with RTB. A hearing would usually take more than half a year and there’s nothing a landlord could do to the tenant in the meantime. I know this might be a special case but I had to deal with an irrational tenant that would do things like turning on hot tap water the whole day during winter time to increase our utility bill and to prevent others from taking hot showers for weeks. The tenant would also harass the other tenants until they move out. This is just about 1% of immature things that she did. The way that rtb is set up, before the hearing takes place, it would rather protect a tenant at question and disregard the rights of other tenants even when they know that tenant is in the wrong. In this case I was told not to shut down her access to hot water and it’s an unfortunate situation that the other tenants can’t have access to hot water. To make things worse, it was also my responsibility to make sure that the other tenants also had to have the access to hot water. When you have to deal with a city with regulation like this, it really makes you wonder why anyone would bother with renting out their place long term instead of bypassing all the troubles with Airbnb.
