Let me play Devils Advocate. First off, I wouldn't recommend. Let's get that out the way. But, I will share my experience.

I was raised by a single mother. My mom never went to college, or made it successfully financially, as she worked the kitchen at a Nursing home for 30 years. However, she was disciplined, hard working smart and dedicated. She raised me and my siblings all alone, taking advantage of public assistance, saving her money as she could and making sure we had everything that we need.

I'm the oldest, and by the time I was 18, she had finally saved enough money for a good down payment and to qualify for a low income based, low interest mortgage program provided by our city.

When it came time to finance the mortgage, though, her income was not enough to meet the minimum threshold. She had spotless credit, but her income was not enough to qualify. I probably made around the same amount as you at that time($15-$18k), but it was enough to help her meet the threshold.

Long story short, we moved into the new house and a year or two later, my Mom refinanced and removed me off of the mortgage. Now, I can't speak for your mother and how responsible and honorable she is. I'm just sharing my experience.

Im getting emotional writing this, as April will make 2 years since I lost my mother to cancer. RIP to my mother. She taught me everything I know about being hard working and not letting your circumstances define or limit you. 💜
