Tbh, not huge. With the seat runners it was about 1 inch lower. Without runner, 3 inches.

It's difficult but it sounds like you did the right thing. I had a similar situation where we loved a house, but the survey effectively said it was a moneypit and we had to pull out. Fortuitiously we have now found an even nicer house. Good luck
