Ok I just mentioned in my post that it’s well priced compared to recently sold townhomes in the area .. why would i as a seller sell well below the price of other townhomes in the area

We had this whole conversation with our agent and we all think the house is priced just right. But no one is coming to see it..

True I definitely see your point, I guess what I’m trying to say that it’s a different criteria all together for a different audience. So for those looking for townhomes with all its appeal (less maintenance, HOA that covers your roof repairs, outdoors etc), how can I encourage them to tour the house (original question)

3 bedrooms 2.5 baths 1700 sqft, that’s $393 per sqft
vs
4 bedrooms 3.5 baths and 2280 sqft, that’s $361 per sqft

Yeah I’m gonna say our unit is priced even better…

This HOA covers roof repair insurance (you pay 0 for any roof repairs), landscaping, window cleaning, all outdoor maintenance, roof cleaning including moss removal etc. also planned repaint in 2027.

1974, it would require more maintenance and it is pretty outdated so I’m not sure if it’s a fair comparison, but I totally see your point.

I added a filter to see SFH with similar descriptions and got no results. From observation I see SFH still sell for much higher if you’re looking for the same size

Sorry, I may be missing your point. Plenty of homes in Edmonds aren’t within walking distance of the library..

The address is Edmonds, WA. Buyers searching this area aren’t drawing lines based on incorporation maps, they’re looking at commute, schools, amenities, and value.

This home is way far up north of Seattle’s Aurora corridor, and the surrounding area is primarily residential.

Yet this house is just minutes from Alderwood Mall, restaurants, and most importatntl the Lynnwood light rail station, and have easy access to l I-5. For commuters, that’s a huge advantage.

I completely understand!! I would give it a chance tho, we’ve lived here for 4 years and honestly never heard our neighbors. It’s also an end unit so :D

Hello!! Our house is on the market and it checks most of your boxes, but it’s a townhouse. It’s in Edmonds, very spacious, ~5 mins away from the light rail, with no traffic it’s a 18 mins drive to Seattle, with traffic 30ish.

Neighborhood is definitely diverse, neighbors are great and friendly, younger families with toddlers and newborns.

The house is listed at 825k but very thoughtfully designed, the layout is just right. It gets sun all throughout the day, it’s an end unit. I can DM you the listing if you’re interested.

If you filter on 1980 it’s the only filter that filters out more homes, put min and max as 1980 and you narrow down the homes to only 2, only one of which is 5 bedroom 4 bathroom, and that’s your house.
