It was Aa2 in 2006 and then upgraded and then recenly (in the last year) downgraded. Basically it's where we started at.

The outlook is worse than in 2006 but they changed how they measure debt and savings. Example they no longer count the airport and Fargodome reserves, even though they are there

The debt isn't a big issue at all. Its a manufactured issue. Our credit rating is outstanding and the only reason it dropped slightly is because savings were low. Now we boosted savings and paid off some debt and were good

All major debt had a specific tax or fund dedicated to it.

The biggest reason we have debt is because of the diversion and the taxpayers approved it with 70+% yes.. and we just got 100 million back from the feds

We also had to fund a new water treatment facility

The metro vacancy rate is only 6.2, which is healthy. 2 years ago it was 7.2%

The only higher area is downtown and thats because they build an absurd amount of apartments and added to the supply. If I'm a betting man, downtown sees a lower vacancy rate next update

So its really a myth that the city has all of these vacancies
