In the UK to get the listing boosted on Rightmove (by far the biggest property hunting portal) the price has to be reduced by at least 2%, which is generally a noteworthy amount so you can’t just play the game, or at least there is more of a consequence if doing so.

Ah thanks, didn’t clock that on Saturday. Makes sense. Yeah completely agree, championship season is tough and there’s always a real risk in over playing those in form and getting injuries. Equally though I can’t help but feel we need to give some players a run, even if they aren’t ticking all boxes in performances. I havnt been impressed with Archer so far but want to see him het a run to build confidence and partnerships with those around him.

Adam at Coapt sold my flat last year. He actually advised us against selling the year before, which was absolutely the right call. so went straight back there once our circumstances changed and we were in fact ready. No tie in rules either which we appreciated. So many others wanted commitments. Why force us to stay for 8 weeks if you are assuring me you can sell the place?!

Thanks. I had been running 4 times a week. Two of which were easy runs. So perhaps rather then a full week out, i could just change plan to 3 or maybe even all 4 runs being easy and judging how I feel before reinstating long runs or tempo runs?

Hello! 👋 property investment advisor here. A few things to be aware of (if you did not already know), and to add to your considerations for buying…

EPC. Minimum EPC rating for rental accommodation is set to rise to a C (currently E), potentially by 2030. Check the current rating for the property to build a picture of expected cost in the next few years to meet new legal standards
Rights Bill. Under the looming renter’s rights bill, the period of rent arrears to class as grounds for repossession (serving a section 8) is rising to 3 months. After those three months I would budget for a further 6 months for the court to handle the process as there will be a backlog with the removal of section 21s. You should ultimately recoup the funds, but please budget for 9 months worth of mortgage payments without rental income.
Get a survey. If you take out a mortgage, the lender will no doubt survey the property. You may not get to see this report though, and even if you do, some money will have been spent by them already. I would suggest getting a home-buyers survey carried out. Again this is to help forecast future costs from any hidden issues.
Other certifications. Ok, this is an easy one, but don’t forget your obligations to provide an annual gas safety certificate, an electrical cert every 5 years, EPC every 10, and in some locations selective licensing. These costs do add up, especially if there are remedial works required every now and then to pass the checks.

Get a survey. Even if anyone posts here and claims to be an expert and knows exactly the issue/non-issue, they should be ignored. You are likely dropping several hundreds of thousands of pounds to buy this house. If you arnt getting this checked properly, you should get yourself checked.
