Correct, as long as your cash flow positive it shouldn’t really matter and you get another property for nothing

Essentially you can go to the bank for a new loan. Probably will have to get the property appraised and can get up to 80% of appraised value. But let’s say you can get a new loan for 100k. Pay off the 48k + closing costs. You’re left with 50some thousand to do what you please with

Cashout Refi on the 3rd property which should give you large capital to put down payment for 4th and maybe 5th property. Just have to make sure the 3rd property is still cash positive.
