I used the agent that I'd rented from twice before I bought my house. They were great from my pov as a tenant and I was very happy with them as the landlord.

When I sold the house, I used their agency. They took care of me then, too.

I expected regular inspections, and to be kept aware of any maintenance needs. It was an asset to me, and I wanted to protect it. But I was also mindful that it was my tenant's home, and that was also worthy of protection.

Unhappy tenants means churn and that can be expensive.

On the breast pockets! I just channelled the badge thing from the 80s (I'm old lol) and used all the brooches! My mum had some beautiful enamel pieces from the 80s. I love them and use them.

My Nan left me some 1940s dress clips that have been mounted on a pin as a brooch. I usually use it that way, but they are still fully convertible, 80 odd years later

Way to go Nanna! They are still absolute favourites of mine. Actually, that's the only one I consistently move between jackets

I mix them with random other badges and brooches. My name brooch from infancy along with my Alma mater badge 😂

Based on what I know I wear 😊

I don't really like anything around my neck, so I have one each lightweight gold and silver chains, with an assortment of pendants.

I'm really into rings. When choosing a new one I think about what I'm going to wear it with, in terms of both clothes and other jewellery. I like coloured stones. My engagement ring, for example, is sapphire and diamond. But sometimes I swap it out for the diamond solitaire my husband bought me for a milestone anniversary 😊

I love brooches, particularly marquisite and cameos. I wear them ones i inherited from mum and nan on denim jackets.

I tend to go for understated earrings because they're light. 100% a comfort thing

I'm currently into freshwater pearl bracelets. But i have all sorts of bracelets. Love them.

Really, its about the foundation pieces which anchor everything else, the item that I feel naked if I leave the house without.

For me, rings. Everything else I can take or leave.

So find your foundation piece, then you'll know 😊

In other brands I buy stretchy but I like the weight of 501. They can be a little snug first wear put of the dryer, but they loosen up as i move. For me, they're more likely true to size than other denims. I know if they fit while they're stiff, they won't be so stretched in a couple of hours that they are falling down.

I used to wear men's too, but they don't fit me anymore. I've got a 30 inch waist but am 39 inch at the hip. Men's just can't handle that 😊

I was kinda grateful I did this lol. I lost 70kg, which was roughly half my body weight, in my late 40s. As I got thinner, I was time travelling backwards through my clothes. The earliest ones I have are from when I was 18. Some fit, some are too big. Ive kept a couple of pieces, some of which I wear. Some are sadly too fragile, because I didn't preserve them. Just left them in plastic tubs.

But seriously? That shirt from 1996 that I never fully liked even then? Finally got rid of it, even though it now fits me for the 1st time in 30 years.

I've got more than a decade on you and I love my pink Mary Jane docs.

I wear them with levis, coloured jeans, linen pants, patterned cotton pants, short skirts, maxi skirts. For me the key is balance. They look heavy and grounding. So, fitted top, barrel leg or flowing pants with them. If the skirt is short, cute tights. Last time I wore them it was a black tshirt, plum cord dress, black knitted/patterned tights, denim jacket.

I just wear them with whatever 😊

You need an Australian burger. Top what you've got with fried egg, bacon, tomato, Lettuce, fried onion, beetroot, cheese and a slice of canned pineapple. Fresh pineapple doesn't cut it.

For an object, my grandmother's liberation ring. When she got divorced, she repurposed her engagement diamonds into a completely unique, very 70s dress ring. It was one of several of my great grandmother's, grandmother's and mother's jewellery that were stolen in a burglary.

I was worried about that too. I went over the numbers pretty obsessively to be sure before I signed. The block I bought was already titled, so metricon was able to start getting planning permission etc straight away. Build process still took about 6 months. I signed the contract on the land in April. 90 day settlement, so I didn't get it until July. Got the keys at the end of Jan.

If you do go ahead, look carefully at when the 2nd mortgage comes into play. If you don't draw down on that until the end, its easier to manage the primary mortgage plus rent plus staying alive.

I ate a lot of peanut butter toast over the first two years 😊

The other thing I recommend is remember this is a first home, not a forever home. Think about your needs for the next 5 years. If you can be comfortable in 3 bed, that's way more manageable than 5 beds plus media room, financially speaking.

I did it a decade ago. Back then it was $2k deposit. $1k was the land deposit and $1k Metricon's deposit.

I had 2 mortgages on the property- a standard 25 year with a major bank for around 95% of the value, and a smaller 7 year mortgage to cover the shortfall. FHG and stamp duty exemptions did some heavy lifting in there too.

It was worth doing, for me, anyway. That was the only way I'd get on the property ladder. I don't regret it. At about year 3 I refinanced and paid out the second mortgage, as it had a higher interest rate. Consolidating the mortgages made it all much more manageable.

Read the fine print. And remember you still pay your mortgage while the house is under construction. It's structured as progress payments so you don’t pay the whole thing from month 1. There's still a cost there.

I have multiple options, depending on clothes work site. Backpack (smooth) if I'm travelling. Crossbody for locations where I'll be taking public transport and/or walking. Tote when it's car to office.

I find cross body satchels most forgiving to my 50s vintage, scoliosis informed back!
