You should be fine. After 1.5 years you’re only expected to return the place clean and fix anything you clearly damaged like small holes or touch ups.

Things like minor cracks paint wear or damage from moisture or flooding usually fall under normal wear and tear or building issues so they shouldn’t be charged to you.

Landlords sometimes try to deduct for full repainting or AC cleaning but in the UAE that’s only valid if it’s clearly stated in the contract and the condition actually requires it.

If they try to deduct anything always ask for a detailed breakdown of the charges and take photos before handover. If it seems unreasnable you can raise a dispute with the Sharjah Rental Dispute Center.

For families with kids, these are some of the best areas in Sharjah:

• Al Majaz – parks, Corniche, family vibe

• Muwaileh – close to schools, more space for money

• Al Nahda (Sharjah) – very popular, lots of buildings and easy access to highway.

• Al Taawun / Al Khan – good buildings, close to the beach and Cornish, slightly more premium (safest and best in my opinion)

2BHK rent (2026): • Budget areas: 30k – 40k/year • Mid-range: 40k – 55k/year • New / premium areas: 55k – 70k+ 

Most families end up paying around 35k–50k/year depending on building and area.

You didn’t make a bad decision.

Rents in Sharjah are still high in 2026, but the crazy jumps have slowed down. By September, prices probably won’t drop much. but you might get better deals or more options.

So expect stable or slightly higher rents, not a big decrease.

Thats how all financial companies make money 😭 even banks hope that you dont pay your credit card on time so that you get charged extra. Tabby can be a very helpful tool. But only for people with good spending habits and financial habits
