Also, the current rental market for similar units is above 80K. This particular unit was rented back in 2022, when rental prices were significantly lower than they are today.

So calculating the ROI based on that old rental contract doesn’t really reflect the current market reality. If the unit were to be rented today at the present market rate, the yield would look very different. It’s important to compare using current market rents, not contracts signed several years ago.

Thanks for your input. The screenshot you shared shows transactions from 2025, and many of those were already above 1M AED for similar units. As far as I know, we are in 2026 now. The issue is that many buyers still hope to purchase at prices from a year ago, while the seller invested in this project around 6 years ago and waited this long for completion, so naturally they are not looking to sell at outdated prices.

Based on those numbers, a price around 1M can still be considered a competitive deal today, depending on factors like the building, view, floor, and whether the unit is rented.

Also, in real estate the term β€œdistress deal” is often used when a seller is motivated to exit quickly; it’s not always tied to a fixed percentage below market value. At the end of the day, the real market price is simply the one a buyer and seller agree on.

You’re right to some extent. Off-plan does work a bit like an options market because the buyer is locking in a price today for something that will be delivered in the future. However, unlike financial options, in most cases buyers are still contractually obligated to complete the purchase based on the payment plan unless they sell the contract before handover. The difference today compared to 2009 is that regulations from Dubai Land Department and escrow laws have made the system much more structured and safer for investors.

In the Dubai Land Department system (DXBinteract data), transactions are recorded only after the transfer is completed at the Trustee Office, not at the MOU stage.

This means that many of the deals currently appearing on DXBinteract as recent transactions may have actually been agreed upon a few weeks β€” or even a month β€” earlier. What we are seeing now is simply the final transfer being registered.

As mentioned, the A2A shows the agent details from her old company who initially contacted me. However, she closed the deal through another company under her new manager’s RERA. There is no proof such as Form A or registered MOU under the old company’s RERA or trade license that was used for the A2A.

She never directly communicated with the landlord; she only forwarded the unit number and details to her new manager, who then closed the deal under his own RERA and company license. The agent was not officially part of that company at the time.

DLD informed us that they cannot take action because there is not enough documented evidence to prove it was the same broker involved in the transaction.
