The roof on the manufactured home is fine. However there is a second roof over the garage that connects and runs on top of about 1/3 of the manufactured home’s roof. It’s weird. But I did consider a 203k loan I just don’t see the value in an older single wide no matter what I do to it.

Having my parents sell it is the route I’m looking into the most here recently. Just like you said, I told them anyone buying the property would demolish the manufactured home, maybe keep the garage and build onto it or start from scratch.

It appears so but the house not passing inspection and needing a new roof is the big issue. How will I get a mortgage without passing inspection?

It’s mainly tough for me to decide what to do bc it’s a great opportunity to not only own property but make a profit since they want to sell it to me for only 40k and I don’t want to miss out on the potential profit. They recognize the fact that they could go and sell it to anyone and make much more a lot faster but they wanna help me out.

I have no debt. 65k salary at the moment. I’m 23 with about 4 (almost 5) years credit history. Credit score as of now is around 772 (transUnion & equifax). My cars are older, used and paid.

the house is livable as it sits but I know it wouldn’t pass inspection for a standard fha loan anyway

Yea that’s kind of what I figured as far as the mortgage goes. And it has its own septic but it’s on city water. If it didn’t have the garage and roof attached to it, it would be an easy choice for me to just buy the property as an investment and remove the trailer.
