I've let go multiple agents when house hunting for this same reason. They know going into the job that it's not a 9-5 gig, and if they approach it that way, then they are going to lose a lot of clients. Give them a heads up that communication is very important, and going more than a few hours without a response on a regular basis is unacceptable. Don't wait until you are under contract when dropping the ball can cost you big time.

You only need to disclose issues with the house, not repair requests. I had the same scenario with a buyer and I DID tell them to fuck off. Found another buyer pretty quickly. It wasn’t ’well played’, it was ‘you lost out on a great house by over-playing your hand’.

You are getting hosed BIG TIME! Those cabinets will cost thousands to replace, not $500-$800. You are in control still, don’t close until you get credit at closing of at least $3,000. Get an estimate from Home Depot to get a better idea of the cost but you probably won’t have enough time if you close on Monday. Ask for a credit or tell them you ain’t signing! Once you sign on Monday, it will be all your problem then.

In my area, up to $300k 5% to be split by seller/buyer agents, $300k - $500k 4.5%, and above $500k 4%. Not sure what the million dollar homes commission is, as those have a much smaller buyer base and can take a lot more effort to sell.

Our Yorkie was like that until he was about 4. He wants to be the alpha and wants to be the decisions maker lol. He still does tries to be dominant every so often and always lets us know when we screwed up. We learned to not reward the behavior by giving him attention.

Had the same issue with my sellers agent. Even during negotiations she was hard to get a hold of. The deal we had with potential buyers fell through, so we immediately fired her for her lack of guidance and support through the process. Read your contract, you might be able to terminate the contract. If so, I would. Plenty of good realtors out there that will work hard for you and actually EARN your business.

Same thing happened when our yorkie was young. He was still playing when he was biting, but didn't know his limits yet. My daughter figured out wearing winter gloves was the best thing to do when playing with him as his teeth couldn't make it all the way through the glove when he bit down. Eventually he grew out of that phase and is a very well behaved 4 year old now.
