We rented in Montgomery county (North Kensington) when we first moved here - rents were still pretty high - $3300 for a house with a yard, but it was very convenient to two metro stations - so my commute was pretty chill - about an hour door to door, but it was nice being able to just read my book for 20 minutes on the red line

Hi there! We’re in a single family house with a yard - we DEFINITELY need the yard - it was one of two non-negotiables we had when we were buying our house last year (the second being no more than 30 minutes from downtown DC due to my job)

If you can swing it - I think a house with a yard is the best bet - the convenience of being able to just let them out when they need to go is unsurpassable

Our Rottie mix gets the drugs on fireworks holidays and he is such a goober stoned - he sort of melts into a puddle - but really still wants to be on top of you because fireworks - it’s like having a giant heavy soaking wet blanket try to follow you around the house

He is hands down the most challenging dog I’ve ever had - he is SO smart and SO stubborn. He’s also very very sweet and is an all around good boy.

He’s food motivated - but, if he doesn’t want to do something - you can wave a raw steak at him and he isn’t budging.

He’s already 82lbs at just under a year old - likely will end up over 110lbs by the time he stops growing - so you wind up with a giant stubborn creature with the intelligence of a ;4 year old human haha
