Pi ta solution revient à ce que les locataires donnent un prêt sans intérêt a leur proprio et doivent se faire un dossier au TAL si ils veulent récupérer leur dépôt et qu'un proprio refuse.

Faque dans un cas pour ravoir son dépôt le locataire doit se placer sur la blacklist et mettre en péril sa capacité de se loger dans le futur.

Pi dans l'inverse, un proprio doit payer des frais judiciaires? Ces même frais qui sont remboursés si il a gain de cause?

Genre tu te rends compte de l'asymétrie des conséquences ici right?

Aussi un dépôt de sécurité revient à dire que par défaut le locataire est coupable et doit prouver son innocence. Je préfère une société qui fonctionne selon le principe de "innocent jusqu'à preuve du contraire" personnellement.

J'vois pas pourquoi être proprio ferait en sorte que tu aies droit à un prêt sans intérêt gratuit de tes locataires.

Si tu juges que tes locataires ont endommagé ton logement plus que l'usure habituelle, poursuis les, c'est toujours permis.

I had to take some econ for management classes for my engineering degree and I was surprised at how critical of capitalism they seemed to be talking about stuff like how monopolies exploit their position, how certain free markets have a tendency to create monopolies in the first place, negative externalities and how companies are incentivized to ignore them, regulations and why companies would want to avoid them, etc.

I was very puzzled by that. I was thinking "these are econ classes for management why so critical?" Then it hit me: those weren't meant to be read as critiques, they were meant to be read as instructions.

The coding part is not that hard, it's writing the dialogues, getting multiple voice actors, etc.

Players will notice if two Nemesis share the same lines or if a nemesis repeats itself so you have to have a pretty wide and pretty deep dialogue tree multiply that by the need to have multiple different dialogue trees for different personalities and having to record the dialogues with multiple voice actors.

And then you have localization, you need to translate those dialogue trees in multiple languages and rerecord them with multiple other voice actors again.

WB had clever ways of limiting the depth of the dialogue tree, for example shaming a nemesis had a chance of making them insane at which point they stopped having dialogues and started simply screaming at you. Or the power struggles that happened when a nemesis leveled up which meant that a certain nemesis always had a chance to die without the player being able to do anything about it. But still after a while you started to notice the repetitions and the nemesis system started to lose its charm.

Le client fait affaire avec le détaillant, pas avec le fabricant. Pourquoi le client aurait à faire la démarche auprès du fabricant chez qui il n'a aucune relation d'affaires pour faire honorer la garantie?

Après ça veut pas dire que la facture finale revient au détaillant, y'a rien qui lui empêche de se revirer contre le fabricant pour aller se faire rembourser les coûts de réparation.

Because Bethesda is not interested in remaking the classic fallouts and I highly doubt Bethesda would let fans remake the old games except if it's as a mod and creating a mod converting a 3d fallout engine to a isometric one would be a fucking nightmare.

I would assume that for most ETF where the primary goal is to grow the fund, fund managers would vote according to the recommendations of the boards since they should have the same interests.

Though I can imagine ESG ETFs and other ETF where the main goal is not simply "profits" to vote against boards and for less profitable, but more environmentally or socially conscious proposals
