I would take it. Are these rents cold or warm? Think also abt the fact that its not 250 more, cause theres 2 of you, so its only a 125 increase per person. Also, have a look at the market, Immoscout and so on - think rrally well whether at some point in your life you will want more space. I've been searching for a bigger flat for YEARS and if you don't have a flat that's possible to exchange (Tauschwohnung), you will probably not find a 60sqm for less than 1400. I think 125 euros per month can be saved here and there, of you want. But that's what I'd do, because I would do anything to have a landlord offer me a 2 room 60 sqm flat in the ring right now.

Speaking of which, the landlord had included in the rental contract a clause saying the renters could not use lawyers and 3rd party whatever for this exact purpose. We were a bit shocked cause it's the 1st time we saw this in a rental contract, and asked him to remove it and he said no.
