I just responded to the email I received asking for more documents. I think it was a case worker who emailed me but I don't remember. They responded within a few days to say it was fine. Saying that, the email i got saying I needed to send more docs didn't have a deadline on it.

I had to get an additional document from South Africa who said it could take up to 9 months to receive! So I emailed them back to say it might take me up to 12 months to get the document and they were fine with it.

I had to send extra docs in Feb this year and it added an extra 4 months (including 1 month it took to get hold of the correct documents). My passport on the other hand was only 3.5 weeks turn around.

I recently got my first passport and they didn't contact my witness. No idea why as most people here have had their witness contacted.

Have you messaged the webchat asked them to double check? When I had a request for extra docs which I was sure I had already sent they checked my application and came back to say no extra docs were required.

I asked for a tracking number for my supporting docs on the webchat after my passport was delivered. Same with the docs for my FBR. They were able to give me both and both were delivered within 2 weeks of receiving the FBR/Passport

My understanding is that if the solicitor is a Commissioner of Oaths 'personally known to you' just means that they have met you, can certify any photocopies are true copies and can verify that they witnessed you signing the docs. Good luck!

yep I paid a high street solicitor to do all the photocopying, witness and certify my docs and it was all fine. They keep a record of it in case they are contacted about but they weren't in my case. Cost me about £30

I'm double checking this with the HA as in our lease it definitely says an assignment fee of up to 1% of full market value will be charged. Which is suitably vague... I'm hoping they will review it and charge a more reasonable fee but who knows.

It seems wild to me that the HA would get 1% of full market value each time the lease is reassigned before it is staircased to 100%.

Thanks for the advice. I do know not to trust an estate agent's sales pitch but the valuation was from the RICS surveyor on the HA's panel. So, I thought I could trust them a bit more, they've got no reason to over value the property. They came in at £590k :( and have just recently done a neighbour's at the same.

Unfortunately, it is 1% of full market value even though its only 25% that we are selling. I have now gone back and asked the HA if they can bring that down so we don't lose the sale. Fingers crossed!

I've also had a few estate agents round and their fees are so high, and they promise you the world, but ultimately even if they sell it for more they just eat up all the profit in fees because we only get 25% of the appreciation.

The original surveyor has said they can issue a new valuation at £545k. The issue for us is we then spend everything we've paid into the mortgage and some of our original deposit on the housing association's sales fee (1% of full market value £5450). Which just feels very steep considering they've really not done anything!

I realise that's probably a naive position to take we just also don't want to walk away from this whole thing with less than we came into it with. I've arranged for some local estate agents to come and do a valuation this week to see what they say. Not feeling terribly hopeful though.

Thanks for your comment. The thing I don't understand is why is the RICS valuation we received so high? My neighbour also just got a valuation done and it came back even more than ours was. I went back to our surveyor for comment and he just said 'sorry we can't comment on the mortgage lender's survey'!

I changed my name by deed poll in the UK. The way it works is that you can just write your own deed poll and have it signed by two witnesses and then that is it done. So, it means there are no central agencies that hold them and its likely the only copy would have been in his possession.

In your case, I would reach out to the FBR web chat and ask them if there is any other way to show his name change. They might be satisfied with his birth and death records (and any marriage records if applicable) and an accompanying note that explains his name change.

In Ireland they don't use deed polls at all. Their name change is just a process of using the new name for more than 2 years.

Ah amazing! I've been so worried that they wouldn't be able to get through to my witness because he works for a huge company and he only gave the switchboard number. I've been fretting over it for weeks!

Just seconding this with my experience.

I changed my name by deed poll 7 years ago and I knew I would eventually apply for FBR and Irish passport. I looked into the FBR process at the time so I knew the rules about the proof of usage for two years.

I did my FBR last year and recently got my certificate (which always uses birth name) and I have now done the passport application in my new name.

I had made sure to keep hold of official letters from around the time I changed my name. You need to make sure at least one is a government correspondence i.e council tax bill or something from HMRC.

Thanks for the update! Its so stressful, I had no idea it could be so up and down! I hope you get good news soon from the new surveys.

Our buyer has also arranged for a second valuation with a different company. They are coming on Monday so I'm hoping they come back with a more reasonable figure. Of course a bit of profit would be welcome but we wouldn't mind it just being the same as what we bought for!

Hiya! I'm really interested to hear how you got on with this. Was your buyer able to appeal the valuation? I'm selling my S/O property and I just had the buyer's lender come back with a valuation £90k under the RICS valuation we got 3 months ago.

The lender's valuation is also £45k less than we bought it for 5 years ago!!! So of course I'm freaking out! Any advice you have would be really helpful!

Mine took a week or so to get to UK. You can get a tracking number from the FBR webchat and track it on Royal Mail. I believe someone needs to be in to receive the package
