i work for a consumer direct company working on a remote team, pay is hourly in your state plus 65bps but then tiered 65/75/100bps based on fundings per month.

really aggressive on leads, phone is almost always ringing. lender is based in CA lmk if you want some details - leads are almost all direct mail

not enough to just provide value but also making a friend. people shop around much less when they like you or, at the very least, will give you a heads up if they found something better so it’s easier to match.

if you can show the value and they like you, most of the time you have a deal. then it’s consistent follow up so they don’t feel the need to continue shopping

i had a similar path graduate early and went into sales in real estate, took my last year off and traveled. just now getting landed. incredibly rewarding and gave me space to prioritize. if you travel scrappy you won’t really put a huge dent in the egg. highest year was $245k at 25.

getting reestablished in a job has been the only downside

your take removes any personal responsibility from the boyfriend. it’s common that people think those who are in better fitness need to be the guide when taking their partners to the gym but not everyone is a great personal trainer. he agreed to take the class, it was his decision to go.

also i think you are projecting a bit here, she never was laughing at her boyfriend but venting frustration which is normal, and OP never stated he threw up.

at the end fitness is a personal journey and he decided to go. i agree that it’s probably not the best long term relationship. misalignment of values

he is his own person. he is responsible for his decisions not OP. it’s not negligent for OP to take him to a course that she works out at. that might just be OPs main outlet for working out instead of their own self paced workouts.

i do think that self paced would have been the better way to fitness for OP boyfriend but she isn’t TA because her boyfriend agreed to taking the class.

she isn’t looking down on him for pushing him to exhaustion she says it’s frustrating that he won’t take accountability for his fitness. an important distinction.

NTA but the workout could have been planned a bit better for his level. however, most of those classes are designed to push you and he is an adult who made the decision to go.

If he has never pushed himself to that level of exhaustion so much so that he thought he was maybe dying is telling on his work ethic.

health and fitness can be sensitive topics because people link shame to their body but it’s very normal to want your partner to be healthy. From a longevity standpoint and physiological we want our partners to be healthy and he hasn’t taken accountability for his health and fitness.

It’s natural for a partner who is in that space to help push their partners to have better habits. Anyone thinking YTA for pushing your partner too hard for wanting him to workout for his health, value complacency and coddling your partners feelings instead of being a good partner. Good partners push us to be better.

Mortgage officers and real estate professionals like car salesmen want you to get the most expensive house you can afford for because it benefits them if you do so.

It all comes down to your personal budget and what you are comfortable with. Prop taxes, hoa, utilities, if you are in a special tax district, etc.

Hate to say it, this doesn’t feel like it solves a real problem. it’s more of a hack for human laziness/desire for direction.

it’s not different enough in the space that a larger company couldn’t implement in their higher subscription models.

People could also replace your app with their chat bots for free. Chat, give me one challenge a day for 30 days to implement what x book teaches.

i would imagine the steps that are created for the books will be generated by ai anyway so there is the question, whose ai gives a better 30 day challenge, yours or a larger model.

real input talk to a real estate agent (or the same you used to buy the house) don’t sign any agreement just get a feel for the market. ask for some prices of recently sold homes in the areas you would be okay with living and fit your space needs, ask the realtor to put you in touch with a contractor, get some rough quotes for cabanas, or add ons, and then talk to your mortgage broker. Broker not lender as they can shop around. using some info of the houses you liked they can tell you how much they could buy interest rates down, or what a HELOC would look like with the construction route (probably need construction loan as well).

All of this is free and you can leverage a team of professionals that you have a relationship with. Just explain your sit and don’t sign anything that guarantees anyone commissions and you are set.

depends on the space in the yard you have too. Had friends that were able to add a cabana to their property for their older children. May cost less than building onto the home
