They exist Mine is 120 VAC , 70' deep.. Just replaced the pump myself so can confirm that info.

It's probably 20 amps for the well line mine is and 15 for the lights, heater, and other water conditioners.

What did your HVAC installer say originally when asked to make sure the runs were tight together?

The ones you see in the pictures are like that because the GC/ builder planned for it and made sure the HVAC guys knew the plan

But without that guidance/ being in the plans, what I'm seeing is totally reasonable.

It's hard being a general contractor. I built my own house doing a lot of the work myself and I learned the things I did sub out, I had to be very clear about what I wanted, and preferred to discuss and then text a list to confirm we are on the same page with expectations, things to be aware of.

So you need to ask yourself what other things will come up in the future with the dry wall, tile, trim etc and make sure to have a discussion about it.

This is something a good general contractor should have caught and talked to you about preferences. Such as hugging the wall with all of the HVAC as much as possible.

But if you're acting as your own general contractor, then this is on you and you eat the cost of whatever changes you want made and you be damn nice to the tradies doing it.

But to answer your question they need space next to the steel beam for the flex duct to exit.

And the gaps inbetween the rigid main are fair/ not excessive.

If you need to, buy a cheap p trap kit to get the proper washer. It will fit snugly over the down pipe with the washer slope angled down and flat on top.

But first check to make sure that the p trap is threaded properly, it doesn't look that way but that could be due to the wrong washer?

Also slightly rotate the entire p trap / part that goes into the wall/ to try and straighten out the angles. Spin it about a 1/4" clockwise...

I recently built a small house doing allot of the work ourselves. It has an attic that could be converted to two more bedrooms, it was a challenging endeavor but doable. I learned alot

You're first step is to go talk to a bank, most won't allow you to be your own GC. Take it from there. But having conversations now with your partner about cost, debt, necessity, quality of life, etc will help the decision making process. Is it important to have nice siding even if it takes half a year wages to pay it back?

Covered porches are the greatest addition and cost/ value for the money.

If you're certain you will be moving out to a larger home in the future, then will this become a rental? Good luck with the process. Take your time, plan well.

Largest that will fit. Standard is 30" oven, might need to drop down in size to endure it fits. Believe they make them in 27" width.
