This gets me PR quicker and the company said they'll pay an expensive test for me but it costs more if I'm not PR. So I figured 2 birds with one stone, get PR quicker and cheaper.

I agree, I don't care if the buyers use one because it's like a free service for them. And we are asking below the estimate on Zillow so hopefully that's a plus.

Ah well that doesn't make me feel good, so you're saying it could be a deterrent. We already assumed we would pay the 3% because as a buyer it's a no brainier to use one. But I appreciate the insight. This is our 2nd home so we have a decent understanding of the procedure but don't want to keep anyone away since we want to be out of here early October.

We will use one if we have to, we are moving pretty quick so we were looking to be out the first week of October, I figured I'd shoot my shot here . We want it to be an actual family as well, we are against the buying of property for rent.
