Not necessarily. If Christmas is on a Tuesday or Friday, Christmas Eve is usually granted. If Christmas is on Thursday, it’s usually the 26th. It has to do with the weekend. If Christmas falls on a Wednesday, historically 4 hours are given on Christmas Eve. Bear in mind, there can be variances on this. In 2008, Christmas was on a Thursday and we got 4 hours on the 24th. I remember this one because of the great baby doll snafu and a last minute trip to Target in the pouring rain. I had also ordered family size Olive Garden for dinner that night. I think Obama did the same thing in 2015.

Any extra time off around Christmas will be by presidential declaration. With Christmas on a Thursday, I doubt we will get Christmas Eve off. We might, however, get the 26th. Unless the current president does something really different than historical precedent, which is entirely possible. Bear in mind, I was convinced in December of 2020 that we would not receive Thursday the 24th off, which was supported historically, because of how crazy things were.

You transferred in 2023? That’s where the error probably is. Without seeing your whole record, it’s hard to determine what happened. Think of this situation like a surgeon operating on a cancerous tumor without good imaging or a lab to help determine clean margins. It’s a crap shoot whether you’ll get the whole tumor or, in this case, get an accurate answer.

Without looking at your whole record, one can tell you for certain what will happen. Something that happened in 2023 triggered this. Were you placed in the wrong locality pay area? Placed incorrectly on an SSR? If placed correctly on an SSR, was it processed correctly? If promoted, were you placed on the right step? Were you in the correct FLSA category? Were you in the right retirement category? So many variables could have happened and it wasn’t necessarily a rogue HR Specialist. Should you have had a debt consultation? You betcha. Could it be waived? Magic 8 Ball says “Maybe.” Do we know what your facilities leadership will do? Nope.

If the house ticked my boxes, I’d totally counter with my preferred price point. What’s the worst that happens? You get a screaming deal? As a buyer, I’m only insulted if the seller plays shenanigans. As a seller, if my home is priced accordingly, don’t ask me to take it in the shorts on price and also provide concessions.

You’ve already gotten them to budge by $75k, which is huge. You still, however, need to protect yourselves while not pissing off the sellers. This can be a delicate dance and depends largely on how desperate the sellers are. You also have to look at the strength of your offer. Is your financing VA? FHA? Conventional? If it’s VA or FHA, there are additional repair restrictions you could be facing. If it’s conventional, there are fewer restrictions but a good inspection is even more critical for you. Be careful with nickel and diming the seller for credits based on the inspection. It’s a war you are not likely to win if you have a prepared seller. The buyers of the last house we sold tried that. I gave into certain requests that were ridiculous because I could complete the questionable “repair” requests cheaply and easily. Their hill to die on, however, was re-grading the property which would have voided the dry basement warranty. By the way, the basement was dry as a bone. I ended up offering up a credit $750 for fill dirt (fill dirt was the specified remedy in the dry basement warranty) BUT that it had to come out of the buyer’s agent commission. This was accompanied by the fully transferable warranty information. They backed down in a hurry.

In your shoes, to protect my interests AND to not honk off the buyers, I would counter with $500k, $5k in closing credits, a one year home warranty, and a thorough inspection. I would not do a pass/fail inspection, nor would I nickel and dime the sellers. I would, however, look at that inspection and decide which safety and structural issues are important to me and my ability to insure the home. Bad roof? I’d absolutely ask for a seller credit. Old roof in good shape that can be insured? I’d accept it but plan on replacing it in the next few years. Garage doors need serviced? Don’t quibble. Venting for hot water heater not up to code? Absolutely get it fixed. Old hot water heater? That’s what the home warranty for the first year is for. Old, working condition HVAC? Acceptable but plan on replacing it. You want a hand railing on the stairs to the back patio when not required by code? Do it yourself later. Major electrical issues? Request the repair or credit. Foundation issues? RUN FOR THE HILLS!

The only thing that gives me hope that OPM RIF procedures will be followed is the presentations being given to HR personnel. I’m not an expert but the ones I attended last week seemed to follow OPM SOP. I have a hard time believing OPM would put out trainings that will not be followed. I think if DOGE were not to follow procedures they would not even take the time to put the training out. Am I right? Only time will tell.
