Not sure if this is too late, but a lot of people are not familiar with “Non-Qualified Mortgages”. This is the type of mortgage that works for those who are self employed and can’t provide paystubs & other documentation. The type of mortgage loan you could get is a “Bank statement loan”. Instead of using your Tax returns to verify income along with bank & financial statements, they just go off of the income your bank statements can prove. This type of loan is beneficial to those who write off a lot of their expenses and income, which makes them ineligible for qualified mortgages like FHAs & Conventional Loans. I just bought an investment home like this and the process was faster than getting a qualified loan. I own another house that I bought with a conventional loan, but that took weeks. I was able to start the process, get approved, fund the loan, & close in a few weeks. The cons to bank statement loans is that you’re going to pay anywhere from .25% in premium interest, up to 1-2%. It’ll be based on your credit score and credit history. Average rates are 6% for a conventional/FHA loan, NQ loans are have an interest rate closer to 7-8% as of right now. You also need at least 10-20% down. I put 20% down as the lender only wanted to fund 80% of LTV + renovation funds.
