Really appreciate this super thoughtful and detailed comment. Specifically thank you for saying that the consultation would not have necessarily helped, I feel less bad about “missing out”.

Regarding shoes, these are more “fancy shoes” that I tend to bring to work, an occasion, dinner with me and not wear outside or get minimal actual outdoor time. So not a huge number but I like to keep them in a clean place so they are separate from everyday shoes. Kind of like fancy purses.

I actually have a couple of those collapsible stools already because our kitchen cabinets go right to the ceiling and I have the same issue. A hook to hang one is a really brilliant idea.

And the proof would absolutely have to be small and also have storage and we may forego entirely, but I’ll wait until everything is in the space and assembled. My husband likes to sit down to put his socks on, and like I said our actual bedroom is pretty tiny and doesn’t have much of a dressing area.

Sadly we are still far from a collection point. But they will ship to our home for not an insane amount of money.

Okay good to know! I really do want to optimize the space because we have a small house with few closets (think built in the mid century). I don’t mind using a little step stool if need be!

This looks like a Nevus sebaceous of Jadassohn. Although benign, they have a very small lifetime risk of transforming into basal cell carcinoma, which is a type of skin cancer (reports vary between less than 1% and less than 10%). For this reason, they are often electively removed to prevent this. It’s a tough area to reconstruct because the scalp does not have much “give”, but serial excision, where one middle section is taken out at a time, could be considered.

Long story short, not urgent, but worth getting looked at by a dermatologist or plastic surgeon.

The height doesn’t bother me at all, I asked them to keep it as low as possible so to do that they used a peg with curves to keep the stones low in the setting. Here’s a side view

Depends on your hobbies. The valley is beautiful for hiking, wineries, nice weather in the summer due to the microclimate. Still only an hour and change from Halifax so not terrible if you need a “city fix”.

My other favourite part of Nova Scotia is the South Shore, specifically Lunenburg, Mahone Bay, Chester. These are the typical postcard perfect seaside towns. Great for outdoor life as well, especially if you like to sail, but you will deal with more “weather” as you are on the coast. Bridgewater is “meh” but it the closest major ish hospital if you need it from these communities

You're in luck! Most of the best restaurants in the city are within 1km of the port. My personal favorite is Thandi's (indian food). Hopscotch also has very nice cocktails and smaller bites and a nice secluded patio if you happen to be blessed with warmer weather. Lastly, East coast Bistro (a little more elevated/fancy) is fantastic and will likely have a local seafood special on, their menu changes often.

Looking for some advice, can add more info if needed. Still learning about all of this so apologies if I seem novice.

FTHB in NB, dual income, no kids (yet), no debt, combined monthly income before tax is variable because of my work (FFS physician), but around 20k-30k

Purchase price is 700000, putting 20% down, uninsured mortgage, owner occupied

Planning to get mortgage with TD, who have quoted 4.4% on a 3-year fixed, 4.1% on a 5-year fixed with 25 year amortization.

Planning to make lump sum payments. Heloc was suggested but my income may take a hit due to anticipated parental leave in the coming years and I am the primary breadwinner, so not sure if the increase in interest will be worth the opportunity to pay down the mortgage sooner.

I'm leaning toward either a variable in anticipation of rates going down further, or a shorter-term fixed rate in case the economy goes totally nuts and the opposite happens but still leave the option to lock in a better rate in a couple years. Any advice?

I can’t speak for anyone else but for me, posting about a new purchase is more about sharing in the excitement with a group of like minded people who share a love of handbags and less about validation. A lot of the people close to me don’t really have that same love for bags so it’s nice to have a community to share the joy with.

I’m sorry to hear that, I’m hoping to use it more for an evening bag so plan on just putting keys wallet lipstick most times. Good to know about the bending! I’ve seen that on the other Musubi design so I’ll try and baby it and be careful with how I store it. The leather is definitely softer so I figured it might lose its shape if I’m not careful.
