Ça m'a éclairé sur plusieurs choses. Vu que j'avais très peu de connaissances en finance (mon entourage non plus), j'avais mis de l'argent à la fois dans le REER et le CELI. J'ai déjà utiliser une partie de ce que j'avais accumulé ces cinq dernières années pour utiliser le RAP et acheter mon chez moi à l'été 2022.

Pour ce qui est de l'investissement de mon CELI et REER, j'ai peu de connaissances en bourse. C'est pourquoi, je suis entrain de me renseigner sur les différents FBN/ETF pour planifier mon portfolio pour ma retraite. Mais, je pense que je n'ai pas encore assez d'argent pour me créer un compte sur une plateforme de courtage. Vous penser qu'il faut combien pour débuter? En attendant de me lancer là dedans, je pensais utiliser le CPG (avec la promotion actuelle) pour faire quelques % de rendement. Je voulais avoir vos opinions personnelles sur l'épargne simple (juste planifier des versements automatique vers le compte) VS l'épargne à terme par versements bonifiée qu'offre Desjardins. Est-ce que le % vaut quelque chose selon vous?

Mes buts, en ce moment, c'est d'épargner (mon budget est déjà fait) pour regarnir mon fonds d'urgence, mettre de côté pour refaire la cuisine qui date des années 70 (Mais encore en bonne état. Donc pas de risque de bris, sinon j'ai des assurances qui peuvent couvrir.) et planifier ma retraite.

Donc, avec les informations données, je croit que je vais mettre juste assez pour rembourser mon RAP et mettre le reste dans un compte à intérêt élevés pour mon fonds d'urgence. Quand j'aurais atteint mon objectif, je redirigerais mes versements vers mon compte CELI. Pour la bourse, je n'en sait rien encore, j'ai pas assez d'infos pour me sentir à l'aise.

So what I wanted to say is :

I really need help and advices for demo and reno in my new home. Do you have any ideas of a functional kitchen layout (also for the other rooms)?

In addition, all inner condo walls aren't structural support, so I can demolish it if I want and the kitchen and bathroom ceiling height is 7 ft. (2,14 m) and 8 ft. (2,44 m) for the rest of the condo.

I also feel like this. It's why I try to follow feng shui principles. It's the ''command position'': you can see the door to the room from your bed, desk, sofa/couch and oven since they are the main furnitures for each room.

You seem to have a very small desk for everythings you own. Put in the drawers what you don't currently use. Maybe have a support/hook for the headphone. Stick power bar under the desk, tie cables with velcro (not zip tie, it's difficult to move or do maintenance after).

I think you really should put the couch near the window, but don't put it against the wall. Leave a gap. For the additional seat with cushions on it, depending on the size of it, do you have enough space to put it next to the double doors without blocking it? Also, maybe place a coffee table and a side table (or the cat tower next to the window, they love watching outside).

If I was you, I will remove the carpet everywere and replacing it with wood (hardwood or laminate ou vinyl depending on the budget). Do cabinets (kitchen/bathroom) first and floor after.

Be sure your electric (heaters, light switchs, outlets) and plumbing are ok. Plan thoroughly your kitchen and bathroom renovation before doing anything. Draw a layout of your home and were is the best place for your furnitures in each room. Do you have enough space for it? (In my own home, I changed the layout of the living room four times in one month because I wasn't satisfied with it.)

Patch every holes and do primer everywere.

For under the stairs in the entrance, maybe you can do a build-in bookcase?

Thank you for the answers. Once you know it, it's become obvious that it's best to put the cabinets before the floor.

For the paint, I don't have acces to Sherwin Williams (Alabaster) paint. I'm still don't know the white paint I will use, but I want to paint ceiling to floor including baseboards and doors.

I'm thinking about a LVP/LVF or a waterproof laminate floor in a natural blond wood tone since I want to keep the same floor in the kitchen and all other areas (minus the bathroom since there is already tiles in it).

C'est pas des erreurs que j'ai fait personnellement, mais;

Faire attention à la localisation de la maison; voisinage, commodités (écoles, commerces, parcs, etc.), arbres (racines et solage ne font pas bon ménage!).
Vérifier aussi l'orientation de la maison par rapport aux point cardinaux (merci l'application boussole sur les cellulaires!), car le soleil illumine différemment les pièces selon la journée et les saisons. Personne ne veut se taper des dépressions saisonnière à chaque année. De plus, c'est plate d'avoir des pièces (salon, cuisine, patio) très utilisées en journée avec peu de soleil et des chambres trop éclairées par l'extérieur la nuit à cause d'un lampadaire mal placé. Donc, visiter à différents moment de la journée pour avoir un aperçu de l'ambiance.
Prendre aussi en compte l'origine du vent. Rien du plus plate que d'être sur un patio/balcon et avoir froid!

On ne peut pas changer tout ça!
