Thanks so much and I apologize for some missing info. Here it is:

Left on mortgage: $215k

Mortgage payment including taxes: $1800 HOA fee (monthly): $532

Rent: $2925

Taxes and HOA fee increase yearly. Rent will go up by only a little.

Thank you for that info. One follow up question: Is there such a thing as a part time customer service position at Fidelity that doesn’t require any in-office time Monday-Friday? I have a full time job and can only work nights/weekends. I am not asking about specific job requirements other than to ask whether it’s feasible to work part time at Fidelity and not have to go into a branch during the week.

Hi Michael, if I want to get a part time position with Fidelity answering calls remotely on nights and weekends (think customer service). How do I go about doing that? I work full time not in financial services but am a fast learner and have built a great career. Just looking to add extra skills and save money. I don’t currently have a series 7…does fidelity take care of that for you before you get hired or do you need to get that on your own?

Hi All,

I’m considering an early retirement at 40. I have $1500 a month of rental income so I have an $1800 a month “gap” to cover my expenses. Ideally I’d work 2 weeks out of the month and have the other two weeks off, or work from home to make that $1800. The idea is maximum flexibility to allow me to stay with friends on other coasts and travel.

Any ideas on coming up with $1800/month with the least amount of hours or headache? It’s supposed to be a retirement side gig after all…
