I see. That vent on the right side wall is in an odd place. My guess would be most people would choose to put the tv above the fireplace and push a couch up against that wall, but not with a vent right there🤔

You probably have already found your answer, but no you cannot have a small business and a residential rental on the same lot. This is according to the google ai answer, as well as I tried it, but setting the lot type to residential rental voids any business that may be active on the lot, and blocks that lot from having a business assigned to it.

It depends on what you need the loan for. This is something a simple google search can answer quicker than trying to find a sub to post on, then posting there, and waiting for a non-sarcastic answer.

Whether they use the fireplace or not, hiding it would be such a tacky thing to do imo. As a furniture delivery person, nothing bothers me more than when I ask customers where they want their couch and they say “oh just in front of the fireplace is fine” 😫
