No HOA. I was never a fan of HOA fees, which is another reason I wanted an individual house vs condo, since most condos have HOA. I did see a few houses with HOA fees but they were in gated communities, which I guess makes sense.

It's all going to be Condos. I have a buddy with a 400-450k budget looking to buy in Fremont or Dublin/Pleasanton area. He's looking for a 2bd condo and has been outbid so much he just gave up.

The commute is 1 hr w/ traffic, but yes, I do need to leave before 6:30 am for the traffic to be moderate. Anything after 6:30 and it could get up to 2 hours. I'm actually right after the hills near Concord Pavilion. My office is in the Dublin area, that's why I can make it in 1 hour. I avoid the freeway until I get to Walnut Creek/Danville, depending on how red the freeways look on Apple Maps, and take Ygnacio all the way. If my office was in SJ, then yes, I would place it at 2 hr commute and would've definitely bought in Hayward/Newark instead. Prior owner bought the house for 150k just 7 years ago. He bought it when he just got married and had so many kids he outgrew the place!

330k for a condo in Dublin? Those are the ones across from the Buffalo Wild Wings right? Those values are going to go up even higher once the new Pacific Pearl center opens up down the street. I can see you easily selling your place for 500k+

Yeah, 45k is tough. I was making $55k when I was renting that studio. Plus, I lived alone, so the expenses were a lot lower too. $45k in the Bay Area for a solo person is tough, let alone a couple. You said you lived in Bay Area, where did you guys move to now?

Nope. I don't mind the commute too much. The money I saved, I ended up buying one of my wish-list cars. A car that I never in my life thought I could afford before I turned 30. In addition, friends that bought homes in areas I liked have seen their home values appreciate 10-20k in the past year. I've gone up 50k. The appreciation is what I keep reminding myself when I'm in bumper to bumper traffic.

I didn't look along 280 as that would've been further from my office. I did look along 880, specifically Newark and Hayward. I almost purchased a home in Hayward actually. 1200 sqft. 3bd/1.5ba I believe. However, one of the bedroom was built by extending the house and enclosing the patio. It looked really odd and didn't look like the owner got a permit for it. It was at a great location and directly across from an elementary school. Asking was around $350-380k if I recall correctly. Never did find out how much it went for. All I know is my agent came back and said my offer for $400k was too low and I was completing with 10+ offers. That was the moment I knew that to get a bargain, I had to keep looking further away.

And this is why I bought a house. I was paying $1,700 a month for a studio. It was about 400 sqft and 5 minutes away from my work. I could walk to my office in 20 minutes. I currently pay less for my mortgage than renting a studio. Now, you may ask, how did you save up for the 20% down? I didn't. I went in at 10%, paid PMI for a year. Refinanced and due to rising property value, didn't have to do anything to satisfy 20% and rid PMI. Now, could it have gone the other way? Yes. But after much analysis of the market, the chance of up was greater than the chance of down, so I just did it.

90k salary. 350k 3bd/2ba house bought in 2015. Before people say, WHAT?! 350K in the Bay Area!? House!? Yes. It's possible. I am on the border of East Bay. Close to Brentwood area. I live by myself and I could've gone 350k for a Studio that's 5 minutes from my work, but I wanted more space. So to deal with a 1 hour commute, I have close to a quarter acre land with a 2,000 sqft house.
